What rental guaranteed
The guaranteed rental is a model contract designed for owners with a housing with tourist potential but they do not and cannot manage it. Instead of place the house at Airbnb on your own, or sign a management contract with a variable share of what goes into them, a specialist company will sign you a classic lease contract, pay you a monthly fixed income and conduct an operation of the housing turistically with all costs and risks.
At the jargon of the sector they are called rent to rentor R2R. It's an imported model from the UK, where it became popular from 2010 and that in Spain has been settled in the last five years, first in big cities and later in rural areas with good tourist demand. Bliss Homes operates from 2022 with houses in the Sierra de Gredos, Valle del Tiétar, Sierra West of Madrid, Segovia Rural and Toledo.
The key difference with respect to integrated management or 1's advice: 1 isn't the mean income - that's usually comparable in the medium term - but the risk distribution. In management, the owner takes up the vacuum, the stationary and the drip of expenses. At guaranteed rent, Bliss takes it. That's how you get paid every month, with no outlays.
In practice, this translates into four concrete things for you:
- A rental contract other than housing with a fixed income, duration 3-5 years and extension.
- A clause expressly enabling you, as an owner, to allow the tourist subtracting - an article's legal requirement. 8 LAU.
- Loan deposited with an autonomous body, rent default and damage insurance, contracted by Bliss.
- Retirement of the tourist license if you have it, at zero cost to you.

Why more and more owners choose this model
Three structural changes to the Spanish real estate market have pushed guaranteed rental of marginality to the centre of the conversation between owners. It's worth understanding before we decide anything.
The first is the insecurity of classical residential rental. The reform of the LAU (Act 12 / 2023, Housing Act) increased the required extension, complicated non-payment evictions in municipalities declared a tensioned area and prolonged the duration of court proceedings. For an owner with a single housing, the actual cost of a bad tenant - between unpaid rents, procedure and repairs - can exceed 15.000 € in strained areas. A significant share of owners who put housing to market for the first time preferred models where the risk was at risk.
The second is The tightening of Airbnb's taxation and operations. El registro único estatal de arrendamientos (NRUA/NRA) que entró en julio de 2025 fue anulado por el Tribunal Supremo en mayo de 2026 (STS 620/2026, de 19 de mayo, ECLI:ES:TS:2026:2148), pero las plataformas siguen exigiendo que toda vivienda alquilada por días o por meses muestre en el anuncio su número de registro turístico autonómico. Comprueban automáticamente el número, retiran los anuncios sin licencia y aplican retención sobre los ingresos. La capa burocrática crece año a año: declaración SES.Hospedajes, código de registro autonómico, modelos 179, retenciones, IVA según municipio. Para muchos propietarios la diferencia entre cobrar un poco más en gestión integral y cobrar fijo en R2R ya no compensa el lío.
The third is growing difficulty with obtaining VT license in many areas. Madrid capital implements the Special Plan for Hostiage, which limits new licences in the Centre and ZPAE areas. Barcelona, Palma, Valencia and San Sebastian have moratoriums or restrictions by neighborhood. The situation in the province of Ávila and Castile and León at large is more permissive but administrative deadlines have been extended. A landlord who wants to rent and doesn't have a license challenges months of paperwork. In R2R model, that paperwork's assumed by Bliss.
To this we have a clear demographic pattern: many owners have 50-70 years, they live in another town, they don't want to answer guest messages, they don't have to coordinate cleanliness and they don't have to depend on a booking schedule. They're trying to get paid and they're trying to figure something out. The guaranteed rental fits with that profile better than any other model.
The ten questions our owners ask most
We have been talking with owners from 2022 and, with the exception of regional nuances, questions are always repeated in the same order. Here's ten with a concrete answer. If after reading them you have been following them with some doubt, what's most useful is that you ask for a technical visit - that's the moment we can really solve your particular case.
1. Do I really cook if the house's empty?
Yeah. The contract's a classic lease, not a management lease. The agreed rent will be paid on the 1 day of every month, regardless of whether the housing is occupied by guests, empty between reservations or closed for low season. That's the main difference between guaranteed rental and comprehensive management: in integral management, if a loose month, the owner charges less. Under guaranteed rental, the risk of employment is assumed by Bliss. For our model to cover, we do technical visit and demand study before propose rent. If the number doesn't come up, we don't sign. If we sign, you get charged.
2. What if the guests smash up the house?
In R2R model, your legal tenant's Bliss Home, S.L. Not the guest. If a guest causes a malfunction, Bliss answers them in front of you, and we charge them for our part to the guest through the deposit that they take from the platforms or our own damage insurance. To protect you more, as we sign the contract we conduct a detailed photo inventory of the house - usually with notary or, otherwise, with minutes signed by both parties. That's the reference photo. At the end of the contract, we return the housing at the status of the inventory with the exception of normal wear. Any malfunction above that gets mischarged or Bliss pays directly.
3. What if Bliss doesn't pay me a month?
Three layers of protection. First, Bliss Home, S.L. responded as a commercial company: we have annual accounts deposited, headquarters, NIF and an equity that supports contracts. Second, in each contract we place a warrant with the local body concerned (Chamber of Urban Property at CyL, AVS at Madrid). Thirdly, we hire rental default insurance with solvent company with typical cover up to 12 monthly. The actual probability of non-payment is practically nil because our income is diversified into our operational housing portfolio, but the protection is set up for an extreme event.
4. Is it lawful to underlease my place as a tourist place?
Yeah, completely, as long as it's good. The legal framework is clear:
- The art. Civil Code 1.550 expressly recognizes the figure of a subilling with something leaked after half his consent.
- The art. 8 from the LAU requires written and expressed consent from the tenant to allow the tenant to sublet.
- La normativa turística autonómica (Decreto 75/2013 en CyL, Decreto 79/2014, modificado por el Decreto 27/2026, de 25 de marzo (BOCM núm. 80, de 6 de abril de 2026) en Madrid) regula cómo se explota la vivienda turística — pero esa relación es entre Bliss y la administración, no entre Bliss y tú.
The contract we signed with you includes, in an explicit and highlighted clause, your permission by uploading with tourist use. That's the point that makes the whole model legally solid. Any serious manager will teach you that clause before signing, if she doesn't, bad sign.
5. I have no tourist license. What are you doing?
We'll get them from you at zero for you. In Castilla and León the process is made by means of a responsible statement to the Board and usually solved at 4 at 6 weeks. The Community of Madrid (outside the capital) proceedings with the Board of Tourism and the town hall with similar periods but dependent on the municipality. While the license's been processed, we have two options:
- To start the contract under an temporary rental for justifiable cause (art. 3 LAU): la vivienda se alquila a huéspedes con estancias de 1 a 11 meses por motivo profesional, médico, formativo o de mudanza. Es legal en cualquier municipio sin licencia VT, y permite que tu renta empiece a correr desde el día uno.
- Wait for the license and start directly as VT. We usually use this option as soon as the license is anticipated and the demand for tourism is clearly higher than that of time.

6. How much will I get?
It depends on five factors: area, typology (apartment, house, rural house with plot), m ², conservation status and tourist demand verified with data. We do not give blind figures because concrete figures depend heavily on housing. To guide these are the ranges that are handled at R2R by market type:

7. How long does the contract last?
Mínimo 1 año con prórroga automática anual. La duración encaja con tres realidades: para Bliss, da margen para amortizar equipamiento y tramitación de licencia; para ti, da visibilidad de ingresos sin atarte a largo plazo; y para ambos, evita la prórroga obligatoria de 5 años del art. 9 LAU residencial, que no aplica porque el contrato se firma como arrendamiento de uso distinto a vivienda. Incluye dos cláusulas de salida razonables: venta de la vivienda con preaviso de 60-90 días, y necesidad familiar acreditada.
8. What about my neighbor community?
That's a legitimate concern and we're responding to it in detail. The R2R model includes Bliss Homes as a unique tenant with respect to the owner community. That means three things. First, the spokesperson for the president of the community is an identified company with an operating phone 24 / 7 and not an anonymous guest. Second, all guests sign a living standards document (noise, schedules, garbage and elevator) before the check-in. Thirdly, we will listen to any local complaints in less than an hour and our maintenance equipment can be represented if necessary. The operational goal is clear: that the neighbor community does not notice a difference with respect to a standard rental.
9. Do I get reworked or equipment?
If the housing suits our criteria but needs an investment, we can take care of them and write them back in the contract. The most common feature is complete equipment: functional furniture, guest's and guest's bed linen, décor, digital lock (Nuki), air equipment if missing, kitchen equipment. In inherited households that have been out of use for some time, we can also undertake light reform (painting, basic electricity, bath improvements) as soon as the contract's term allows them to be amortised. Structural reforms we do not do them: our model isn't real, it's operational.
10. How do I pay what I get?
The R2R income you get tax as real estate capital performance at your IRPF. That's standard taxation of any rent. That's okay. Bliss applying monthly 19% retention (115 model) if applicable. as deductible costs you can compute IBI, community, continent insurance, amortization of the 3% of the construction value, mortgage interest if you have and repairs you assume. Important: as the contract is of different use to housing, it does not apply the reduction of the IRPF 60% reserved for rental of habitual housing. Do you put your place in the model?
The guaranteed rental doesn't work for all households. To get the number out to Bliss and you, housing has to meet some minimum criteria. If you read them and have some doubts, do not rule anything out - ask for a technical visit and we evaluate them.
- Location with sustained tourist demand. We need at least 30-40%'s estimated annual occupancy in the area. Areas of nature with good connection to Madrid (Sierra de Gredos, Valle del Tiétar, Sierra Norte and Oeste), rural environments with their own identity (La Vera, Sepúlveda, Pedrace) and north coast with medium-high season have been particularly good.
- Reliable VT policy framework. We do not sign R2R in areas with an active leave moratorium or high shortterm regulatory risk. In Madrid capital we do have a fixed income, using temporary rental (art. 3 LAU, without a tourist license) - how works in Madrid centre. In Barcelona, with HUTL valid in town and without that restriction in the metropolitan area - details in Barcelona.
- Ratio ADR tourist / residential rental favorable. To cover us, the area's mean tourist ADR should be at least 1,8 × the monthly rental equivalent. In rural areas with tourism demand, that share was often low and in urban areas it depended heavily on the street.
- Status of reasonable housing. Inhabitable with paper and supplies. It doesn't have to be perfect: if we have to get better or better, we have to get better. But we don't get into housing with structural motiades or out of order.
- Propietario con título claro y disposición a firmar contrato de al menos 1 año. If the property's in the process of inheritance, division or dispute, we can't sign up till it's settled.

That table doesn't mean that guaranteed rental is better than any other option for all owners. It's not. There are owners with housing in Madrid centre with valid VT license for which comprehensive management best yields to 5 years seen. There are confidence-related owners with a stable residential tenant who are perfectly with them. The guaranteed rental is the most interesting choice for a particular profile: owner that values stability about maximization and that doesn't want or track management.
FAQ
Do I cook if my place is empty?
Yeah. We sign a rental contract with monthly fixed income. The day 1 of every month you get what's been agreed, whether or not it's occupied. Bliss Homes takes up low season risk, gaps between guests and demand falls. It's the main difference with integral management: in that model you get a percentage about what's been entered and at guaranteed rental you get the same thing every months.
What if the guests break something?
The legal tenant's Bliss Home, S.L., and his guest. We make photo inventory at the time of signing the contract, we hire damage and liability insurance and we provide required bail deposited with the appropriate autonomous body. Any malfunction outside of the normal wear we cover before returning the house at the end of the contract.
What if Bliss doesn't pay me some months?
Bliss Home, S.L. responded as a society. The contract holds an obligatory bail and rent default insurance with a solvent company. We operate with diversified income in our portfolio, and so the actual probability of non-payment is practically nil. Even so, if it happened, the insurance cover your income while solving the situation.
Is it lawful to sublet my place as a tourist?
Yes, as long as the rental contract includes an explicit consent of the owner to sublease with tourist use. That consent is recognized in Civil Code (Section 1.550) and Urban Retirement Act (Section 8). It's all signed in writing, with a specific clause of uploading tourism, and bail's been registered with the autonomous body.
I have no tourist license. What are you doing?
We'll get care of them. In Castile and León and the Community of Madrid the process usually lasts between 4 and 8 weeks depending on the town. While the license's been processed, we can start the contract under a temporary rental regime for an attestable reason (art. 3 LAU) so that the rent starts to run from the first month.
How much will I pay for my house?
Depends on area, m ², rooms, exterior, conservation status and tourist demand. R2R rents range from 600 € to 3.500 € / month for standard housing, by neighborhood or municipality. We will give you a written amount after a free technical visit. We do not compromise blind figures.
How long does the contract last?
Minimum 1 year with automatic year extension. It includes an exit clause by sale of housing with notice of 60-90 days and as an attested family necessity. No compulsory extension of 5 as at residential LAU, as the contract is signed as a lease for different housing use.
What about my neighbor community?
In the guaranteed rental model, Bliss Homes appears as a single tenant to the community. No anonymous guest drip with no liability: there's an identified company that responded to any incidence with care 24 / 7 and living standards signed by each guest. That drastically reduces neighbor friction with an owner-run Airbnb.
