If your tourist apartment already has a manager and doesn't give up, it can be changed without losing reservations and reviews - as long as the announcement is in your name and not that of the outgoing manager. That's the most overlooked point, and the first one we checked, free, before you decide anything.

Reporting opac
You ask how much your house entered this quarter and why that occupation, and you get an unbroken figure, or it takes weeks to get there. Without clear data you cannot evaluate whether management is good or bad.
Occupation under the area
A sustained difference from 10-15 points to similar housing in your area, without a reasonable explanation (building work, atypical season), usually indicates bad-calibrated prices.
Unpacted committees
"incident management" or "menage replacement" charges that did not appear in the contract or that are calculated on a basis other than that agreed.
Retirement complaints in reviews
If several reviews mention the same thing - dirt, unsolved malfunctions, check-in bad explain - it's not bad luck: it's an operative pattern of the manager.

First thing: To whom's your announcement.
That's the most critical and most ignored point.
If the announcement of Airbnb, Booking or VRBO is in your host account (personal or housing), the announcement and its reviews are yours: they travel with you to the new manager without losing anything.
If the announcement lives within the account of the outgoing manager (his host profile, his company), the usual thing is that at the end of the contract you lose that whole announcement - reviews, positioning and history years included - and have to start a new one from scratch.
Your tourist license doesn't normally change as your manager changes: The number of an autonomous registration number is usually in your name as the owner of the house, and not that of the manager. The exception is if the responsible statement was submitted by the outgoing manager as an operator instead of you: in that case we have to conduct a change of title before we have to operate with the new manager, and that's the first thing we review for free. What we have to write about with them is who keeps them up to date and how they communicate with them.

Reservations confirmed and agreed in writing
We ask the outgoing manager for a complete list of after-fall reservations with amounts and status of payment and we agree who manages them up to the check out.
Scheduled before opening new dates
We do not open new availability until the outgoing manager's schedule is frozen at the agreed date of leave: that's what prevents double booking.
