1 error: cover photo doesn't sell

Symptoms: low traffic on the host panel - few people click the announcement even if they appear in search results.

Cause: Airbnb only shows a photo in the search results. If that photo is poorly lit, shows an unattractive space or includes a disorder, the guest doesn't even come to see the rest of the announcement.

Fix: choose as cover the photo of the most photogenic space (not necessarily the living room), in natural light and without people or visible personal objects.

2 error: generic title without differentiator

Symptoms: you appear at searches but with low position opposite similar ads in the same area.

Cause: Titles such as "Beautiful Apartment at the Center" have no words that a guest looks for in a specific way and do not distinguish your announcement from dozens of similar ads.

Fix: includes an actual area and a verifiable differential feature (terrace, views, number of rooms, close to a concrete point of interest).

3 error: fixed price throughout the year

Symptoms: high employment at high season but with the feeling of "could have charged more," and empty nights at low season that a lower price would have filled.

Fix: move to dynamic pricing (PriceLabs, Beyond or similar) with ground and ceiling prices calibrated per season.

4 error: text block description without structure

Symptoms: repeated questions by message about things that should already be clear in the announcement (are there wifi? are there parking? at what time's the check-in?).

Cause: A description with no paragraphs and no structure means that the guest doesn't read till the end, and information about them is lost in a dense text block.

Fix: structured into short blocks - space, environment, house standards, check-in - with the first two lines communicating the main differentiator.

5 error: unmarked amenities

Symptoms: The property does not appear in searches leaked by a service that does have (washing machine, work space, air conditioning).

Cause: Airbnb uses marked amenities for both guest search filters and part of the ranking algorithm. A real but unmarked amenity simply doesn't count.

Fix: review the complete list (not just the suggested list) and mark everything the housing really offers - 10 minutes, at no cost.

6 Error: Unupdated Calendar

Symptoms: low visibility in search that doesn't match any changes made to the announcement.

Cause: Airbnb interprets an unupdated schedule for weeks as an inactive or malmanaged announcement sign and penalizes its position at the ranking even if the actual availability is correct.

Fix: Review and confirm the calendar at least once a week, even if there are no changes to be made.

7 error: slow response time to messages

Symptoms: loss of last-minute reserves and fall of Superhost status.

Cause: Airbnb measures mean response time and uses it as a ranking factor and many guests reserve the first responding host while comparing several options at once.

Fix: activate push notifications, use quick response templates and set an internal response target at less than 1 hour at day time.

8 error: few photos or mobile photos without care

Symptoms: high bounce rate - you can see an announcement but isn't booked even with good price.

Cause: less than 15-20 photos leave questions about parts of the house that the guest wants to see before booking (toilets, kitchen, real views) and dark or bad-framed photos transmit low professionalism.

9 error: ignore negative reviews without answering

Symptoms: Old negative reviews that continue to appear up the profile and affect new guest booking decision.

Cause: without responding to a negative review is interpreted as a lack of professionalism and a repeated complaint (cleanup, noise, check-in) without correction points to an operating problem with a background, and a non-punctual problem.

Fix: always respond, professionally and without confrontation, and use the pattern of repeated complaints as a list of outstanding operational tasks.

10 error: minimum malset stay

Symptoms: calendar with loose 1-2 slots between nights remaining outstanding ("orphan days").

Cause: leave the minimum stay at 1 nights all year long allows free reserves that fragment the calendar at high season and generate gaps difficult to rent at low season.

Fix: definir estancias mínimas diferenciadas por temporada (2-3 noches en alta, 1 noche en baja para maximizar ocupación) y activar reglas de "días huérfanos" si la herramienta de pricing lo permite.

How to prioritize if you have several of these errors at once

Not all mistakes weigh as well and do not cost to correct them as well.
