Why "improving the announcement" isn't the same as hearing it
Almost every automanage owner has "touched" his announcement at some point: they have changed a photo, they have retouched a description sentence, they have lowered the price a low weekend. The problem is that these loose changes rarely attack the real cause why the announcement doesn't surrender. 1. Title of announcement

- What do we review: if you have an area or an actual neighborhood (not only generic "Madrid centre"), if you have mentioned the most sought after feature of the property (terrace, pool, views, number of rooms) and if you avoid empty pilling ("cozy and charming apartment").
- Typical error: generic titors that could apply to any floor of the city, or saturated titors of adjectivos with no concrete information.

2. Photos: order and quality
The photos are the most powerful factor in the clicking decision, and the order matters about as much as the individual quality of each image. Airbnb only shows the first photo in search results - if that photo doesn't sell, the rest of the announcement will never be seen.
- Cover: have to show the most attractive space of property in natural light, with no people, with no disorder. It's not always the living room - sometimes it's the terrace, the pool or a view.
- A narrative order: The following photos have to follow the logical path of whoever enters the house (entrance → living room → kitchen → rooms → baths → exterior), not a random order.
- Technical quality: Natural light, high angle without excessive distortion, horizontal in rooms, with no direct flash. Unlit mobile photos are the most common and easier to fix error.
- quantity: Between 20 and 30 photos are usually the best point - less bad, more height and dilute best.
3. Description
The first two lines of the description are the only ones that are seen without clicking "show more" - and in many cases are the only ones that are read. The rest of the text matters to Airbnb's internal SEO (words you use affect what searches you are shown) and to solve doubts before they become messages.
- First two lines: have to report the main differentiator + location, do not start with "Welcome to my apartment."
- Body structure: space, area / environment, house rules, check-in. Shortcuts with no text blocks without paragraphs.
- Natural keywords: name area, close transport and ideal guest type helps with internal positioning without sound forced.
4. Full challenges
Airbnb uses the list of amenities for both guest search filters and partially for the ranking algorithm. A commercial with unmarked amenities loses visibility in leaked searches (e.g. "with washing machine" or "suitable for remote work") although the property does have them.
- Those who most often forget: Smoke / CO2 detector (Airbnb stands out as a safety sign), wifi with indicated speed, dedicated work space, ironing iron, hair dryer.

5. Dynamic pricing vs. fixed price
A fixed price charges the same as a Tuesday of February as a May bridge, leaving money on the table at the peaks and empty nights at the valleys. - What do we review: if the price changes by day of the week, season and local events, or if it's a revised tipboard a few times a year.
- Alarm sign: The same price for months in a row, with no adjustment at weekends or at bridges.
6. Review and response
The reviews influence the decision to reserve more than about any other element of the announcement, and how a host responds to (good and bad) reviews are publicly visible and weighs on the perception of professionalism.
- What do we review: mean response time to messages, if responded to all reviews (not only negative) and if there's a pattern of repeated complaints (cleanup, noise, check-in) that indicates an actual, non-punctual operational problem.

Airbnb shows how many people see the announcement and how many of these visits end up in reserve. It's the most honest metric of if the announcement "convinces" whoever's already looking at it - unlike search ranking, that measures if they find you.
