Why we get here: the owner's structural fear

That fear isn't an oddiness of yours. Several sectorial studies about the rental market in Spain at 2025 place about half of the owners by recognizing fear of an unpaid or an employment while they propose to rent a housing. It's not a figure we figure out - it's an extended feeling, and with reason: processes have been lengthened, and the actual cost of an bad tenant (unpaid income plus unsolved time) can be far more than most anticipate at signing the contract.

The practical result is that many owners choose to rent at all - leave their housing empty "just in case" - or rent them under market, renouncing much of their income in exchange for a false sense of control. Neither of them solve the serious problem: the risk remains as long as you depend on an individual to pay every month.

The alternative: to be charged from an undertaking and not from an individual

There's a way to change the root equation: Instead of renting your housing to a person, rent it to a company with a fixed-income commercial contract. That's what we do at Bliss Homes with the guaranteed rental model.

  • No default. Bliss Home, S.L. responded as a commercial company with an annual account, equity and contract deposited with bail. It's not up to a person to have jobs or his will to pay monthly.
  • No tenant with continuous possession. A person who installs his or her place of residence indefinitely is not rental. We exploit it as a short stay tourist accommodation: guests reserve, pay up advance through platforms and leave at the end of their stay. How long does an eviction for non-payment in Spain take?

There's no single figure: it's up to the court, the area's workload and whether or not the tenant objects. Overall, the judicial proceedings can be prolonged for many months. Do you have anything to do with sending a burofax?
