Why Salamanca works so well for temporary rental
The Salamanca District has about 144.000 inhabitants and the highest mean income of Madrid only equaled by some areas of Chamartin. For most owners, getting a VUT license is already a closed path unless the housing has independent access from the street. Temporary rental offers legal and cost-effective leave. For those who do have VUT license, the full model hybrids time + tourism usually give more net than pure VUT, for less wear and more stability.
What's temporary rental and why it's completely legal
The temporary rental is listed at Section 3 of Act 29 / 1994 of Urban Leases under the name "rental for use other than housing." The law lays down no minimum or maximum duration in Madrid: what defines the figure isn't the length of the stay but that the tenant attests a Temporary cause to justify that the housing isn't his habitual residence. The four reasons we accept and reflect as a contract are jobs that have been moved, studies, medical care and family transport.
The full hybrid model:: The same housing can be operated with medium contracts (3-10 months) and, in the gaps, with short stays reserved with Airbnb and Booking as long as the guest holds an attested temporary cause. The determining thing isn't duration, but documentation.
To the owner there are three relevant legal consequences:
- Freedom of pacts. You set rent, duration and conditions. Do not apply the end of the 2 % and the obligatory extension of 5 years of residential rental.
- No tourist license. Salamanca está bajo restricción VUT por el PEH (aprobado definitivamente el 27 de marzo de 2019, BOCM nº 95, 23 de abril de 2019), pero el alquiler temporal opera bajo la LAU (no bajo la normativa turística autonómica), por lo que esa restricción no le afecta.
- Regional tourist registration (only if published on platforms). El alquiler temporal (art. 3 LAU) no necesita licencia ni número de registro turístico. El registro único estatal (NRUA) que el RD 1312/2024 introdujo en 2025 fue anulado por el Tribunal Supremo en mayo de 2026, así que ya no es exigible. Lo único vigente es que, si la vivienda se publica en Airbnb o Booking, estas exigen el número de registro turístico autonómico de tu comunidad (Reglamento UE 2024/1028), no el desaparecido registro estatal. The hybrid model: the four profiles that cover the year
The hybrids model's grace is that it doesn't rest on a single tenant. In the neighborhood of Salamanca we have been chaining four segments with calendars and maintenance of operational housing throughout the year.
1. Corporate (3–6 meses)

3. Patients and accompanying patients (1-4 months)
Two key hospitals in the district: Princesa University Hospital (oncology, neurology) and niños Jesús Hospital (children's oncology - national reference) and families from throughout Spain. The profile that comes for treatment is extremely care, pays up and usually remains between 4 weeks and several months. That's the most sensitive segment and that's the best value for service.
4. families and professionals in transit (1-3 months)
Salamanca concentrates a high density of refurbishment works on the flats of his own neighborhood: the most common temporary tenant here is his neighbor who's rehabilitating his own housing and needs equivalent accommodation during 2-4 months. To this they have been added temporary separations, national and professional executive movements on an individual project (compliance, M & A integrations).
The best-performing sequence at Salamanca: corporate and families -en-Reforms in fall, undergraduate overlap with academic initiation (8-10 months), Health and short traffic in gaps. Well attached generates an annual activity from 87 % to 94 %.
+ Airbnb and Booking in gaps (full hybrid)
If housing is published on platforms with its autoeconomic registration, it also goes to Airbnb and Booking completely legally. The difference with a pure VUT is that at temporary rental the guest continues to sign an art contract. 3 LAU with justifiable time cause - isn't tourism. That allows us to complete the weeks between two long contracts with short stays (5 days to 3 weeks) of project professionals, families of patients and delegations that come to ARCO, Mutua Open or Madrid Fashion Week. Result: Occupation close to 100 % and an additional high season income without tourist license.

Renta temporal es renta bruta media ponderada anual (mezcla de los cuatro perfiles). El diferencial neto tras gestión y gastos depende del modelo: en Gestión Integral de Bliss Homes la comisión media en alquiler temporal está en el 15–18 %+IVA; los gastos operativos (limpiezas entre inquilinos, suministros, mantenimiento menor) suman un 6–10 % según uso.
Regulation applicable in Salamanca (May 2026)
Here are the points that have to be met at the foot of the letter:
- A contract with an attestable temporary cause. The determining requirement in Madrid: The cause (work, studies, health, family transfer) has to be found in the contract and, where possible, have to be documented (letter from the company, registration from the centre, medical proof and work). No minimum or maximum duration by law. What deludes the figure is the cause. Without a documented cause, a judge could reclassify his contract as a habitual housing.
- Regional tourist registration (only if published on platforms). The single state registration was annulled by the Supreme Court in May of 2026 and what remains is that Airbnb and Booking demand an autonomous registration number from your community and withdraw an announcement without it (EU Regulation 2024 / 1028).
- Legal liability and additional guarantees. Two monthly leave (Section 36 LAU) and, as recommended, an additional guarantee by profile: corporate bank or family collateral with an address in Spain for graduate.
- Retention of the owner's IRPF. When a tenant is a legal person (company or office), applying retention of the 19 % onto his or her income and entering his or her income with his or her model 115. If you are a natural person, the rent is declared as complete by the owner.
- Community of owners. Article 17.12 LpH only allows to veto tourist activity by a majority of 3 / 5 and temporary rental isn't tourism, so you can't veto them by that way. The statutes should be revised if there was an earlier specific clause.
How we work in Salamanca: complete process
From sign to first tenant, our standard process is 15-21 days.
- Visits and valuation. We pass through the floor, we measure real demand in the next streets and we see which of the four profiles dominates your portal (it's not the same as a building at Núñez de Balboa near IE as one at Diego de León to 200 m from the Princess).
- Equipment. At Salamanca the bar's high. If the flat needs adjustments, we give detailed list with budget (2.500-6.000 € for 2 rooms, quality level hotel) and we will buy and mount if you prefer.
- Autonomous registration (if we publish on platforms) and professional photography. - Filling and recruitment. Identification check, solvency and temporary cause. A contract drafted by our legal advice. Loan and, as appropriate, additional collateral.
- Ongoing management. Cleaning among tenants, monthly training with pricelabs, care in Spanish and English, monthly report to the owner, search for the next candidate 30 days before the end of contract.

It takes the high profitability of the tourist (with Airbnb and Booking published legally, using the autonomous registration required by the platforms and short stays in gaps), the residential's legal security (signed contract, deposited bail, filtered profile, with no risk of habitual okumpation) and the operational stability of have 3-5 tenants a year instead of 60. Result: income close to pure VUT, very high maintenance (low rotation = less wear, less cleanliness, less malfunctions), minimum legal risk and a proactively managed schedule. Can I get his temporary income up every year?

Can it be published at Airbnb and Booking as a temporary rental?
Sí, totalmente legal. El alquiler temporal (art. 3 LAU) no necesita número de registro turístico; el registro único estatal fue anulado por el Tribunal Supremo en mayo de 2026.
