Why Retiro works so well for temporary rental

Retiro has about 120.000 inhabitants and a clear profile: high residential, family, quiet, with first level urban quality. The district is built around Retiro Park with neighborhoods such as Niño Jesús, Pacific, Adelfas, Estrella, Ibiza and Jerónimo. Streets as O'Donnell, Dr. Esquerdo, Menéndez Pelayo, Ibiza, Sainz de Baranda and Alcalá form a premium residential axis with good connectivity, local commerce and that differential factor difficult to replicate in other districts: have one of Europe's great green lung next to the house.

The corporate demand goes as far as the financial O'Donnell axis and office and direct connectivity with Barajas are concerned. Academic demand comes from IE Madrid (Prince of Vergara campus, a few minutes), CUNEF and international and language schools. But the structural and differential Retiro motor for temporary rental is Health care: General University Hospital Gregorio Marañón is one of the largest hospital complexes in Spain, national reference in oncology, transplants, cardiology and vascular surgery and Hospital of the child Jesuswith its headquarters at the heart of the district, it's a national pediatric reference, especially in child oncology. Both have patients from across Spain.

That combination makes Retiro a special case: Health demand doesn't get cold in summer and Easter. A patient's and his family's stay is planned with hospital's surgical program and with his or her tourist calendar. The result is one of Madrid's most stable jobs with less gaps than in any purely corporate or student district.

What's temporary rental and why it's completely legal

The temporary rental is listed at Section 3 of Act 29 / 1994 of Urban Leases under the term "rental for non-housing use." No minimum or maximum duration by law in Madrid: what defines the figure isn't the length of the stay but that the tenant attests a Temporary cause to explain that the housing does not constitute his habitual residence. The four reasons we have been documenting under contract: employment, studies, medical care and family transfer.

That opens the door to full hybrid model:: The same housing can operate with mean temporary contracts (3-10 months) and, in gaps, with shorter rooms reserved via Airbnb and Booking as long as the guest remains with an attable temporary cause. The key isn't duration: it's documentation.

Three important legal consequences for you as an owner:

  1. Freedom of pacts. You set rent and duration and conditions. Do not apply the end of the 2 % and the obligatory extension of 5 years of residential rental.
  2. No tourist license. The temporary rental operates under the LAU, and does not run under autonomous tourism regulations. The VUT restrictions of the PEH (that also affect part of Retiro) do not apply here.
  3. Regional tourist registration (only if published on platforms). El alquiler temporal (art. 3 LAU) no necesita licencia ni número de registro turístico. El registro único estatal (NRUA) que el RD 1312/2024 introdujo en 2025 fue anulado por el Tribunal Supremo en mayo de 2026, así que ya no es exigible. Lo único vigente es que, si la vivienda se publica en Airbnb o Booking, estas exigen el número de registro turístico autonómico de tu comunidad (Reglamento UE 2024/1028), no el desaparecido registro estatal. The hybrid model: the four profiles that cover Retiro year

The strength of the hybrid model isn't dependent on a single profile. At Retiro the mixture has a remarkable health bias but the other three profiles are also strong and complete the year.

1. Family and senior corporate (3-6 months)

Addresses looking for quiet residential area to live with family, expates with children at international schools around them (British Council, Liceo Italiano, French and American schools close to them), senior and relocated executives that value urban quality and close to the park. Companies pay bills, risk of low default. A high quality but stable and predictable profile.

2. IE and Postgraduate Students (4-10 months)

Manners from IE Madrid (Retiro residents get to the campus at few metro stops), Erasmus that value a well-connected residential neighborhood rather than the bustle of the centre, senior and doctoral programs, Spanish and Spanish schools with an executive profile. Reportable family or scholarship as collateral.

3. Pacientes y acompañantes (2 semanas–6 meses) — perfil dominante

That's Retiro's great peculiarity. The General University Hospital Gregorio Marañón patients throughout Spain with oncology, cardiology, transplant and vascular surgery: several weeks to months of stay are the norm. The Hospital of the child Jesusas a national pediatric reference in child oncology, she receives whole families that need to stay close for months while a child is undergoing treatment. It's a very careful profile with housing, regular prepayment or hospital-association guarantee and with a very strong human component. For many Retiro owners, care for this profile is what makes the model sustained year after year with a mouth-ear between families.

4. Familias en tránsito y abuelos relocalizados (1–3 meses)

Reforms to their own families, minor transfers by proximity to children and grandchildren, grandparents passing the school season close to their families for support, partners in vital transition. A short but solvent and very stable profile.

The ideal Retiro sequence: corporate and IE students in fall, long and throughout the yearand shortcuts by portals for loose days. Well orchestrated, this sequence gives an annual occupation of the 90-95 % with less structural vacancy than most districts.

+ Airbnb and Booking in gaps (full hybrid)

If housing is published on platforms with its autoeconomic registration, it also goes to Airbnb and Booking completely legally. The difference with a pure VUT is that at temporary rental the guest continues to sign an art contract. 3 LAU with justifiable time cause - isn't tourism. That allows cover the free weeks between two long contracts with short stays (5 days to 3 weeks) of project professionals, families of patients hospitalized during scheduled operations or guest researchers. The result: employment close to the 100 % and an additional entrance cape without a tourist license.

Renta temporal es renta bruta media ponderada anual (combinando los cuatro perfiles). El diferencial neto tras gestión y gastos depende del modelo: en Gestión Integral de Bliss Homes, la comisión media en alquiler temporal es del 15–18 %+IVA; los gastos operativos (limpiezas entre inquilinos, suministros, mantenimiento menor) suman un 6–10 % según uso.

Normativa aplicable en Retiro (mayo 2026)

Those are the concrete points to fulfill at the foot of the letter:

  • A contract with an attestable temporary cause. The essential requirement: The cause (work, studies, health and family transfer) should be included in the contract and, where possible, be documented (letter of conduct, registration, medical proof and work). At Retiro, the medical justifier is very common - and we have a fully integrated format with how often we work with hospital families. No minimum or maximum duration by law. What deludes the figure is the cause.
  • Regional tourist registration (only if published on platforms). The single state registration was annulled by the Supreme Court in May of 2026 and what remains is that Airbnb and Booking demand an autonomous registration number from your community and withdraw an announcement without it (EU Regulation 2024 / 1028).
  • Legal and additional guarantees. Two monthly bailout (article 36 LAU) and additional collateral by profile: corporate bank collateral, family collateral for students and for patients with pre-paid stay or accompanying family collateral.
  • Retention of the owner's IRPF. If the tenant is a legal person, the company retains the 19 % on income (model 115). If you are a natural person, you declare full income.
  • Community of owners. Article 17.12 LpH allows to veto tourist activity by a majority of 3 / 5 and temporary rental isn't tourist and cannot be blocked by this mechanism. Statutes should be revised if there is a specific earlier clause.

How we work at Retiro: complete process

From sign to first tenant, our standard process is 15-21 days.

  1. Visits and valuation. Let's get to the ground, we value real demand on the street (it's not the same as the child Jesus next to the hospital as Adelfas or Estrella) and we identify what profile will dominate your building.
  2. Equipment. If the floor is empty or very fair to suit, we give you concrete list with an investment estimate (1.500-4.000 € for 2 floor) and we will have to buy and mount them if you prefer. At Retiro we give special care to equipment dedicated to hospital rooms (laundry and generous dryer, double set of towels and sheets, full kitchen battery).
  3. Autonomous registration (if we publish on platforms) and professional photography. If the floor will be advertised at Airbnb or Booking, we process the number of autonomous tourist registration required by the platforms, in parallel with the photo session (3 days). For temporary rental the guest will book without prior visit, so photos decide.
  4. Multichannel publication. Airbnb and Booking (with an autophone registration required), Bliss Homes direct channel and network of relocation managers, patient associations and hospital referral offices. We set up the platforms so that they only accept reservations with an attested temporary cause.
  5. Filling and recruitment. We check his identity, his solvency and his temporary cause. A contract drafted by our legal advice. Loan and, as appropriate, additional collateral.
  6. Ongoing management. Cleanup among tenants, monthly dynamic training with pricelabs, Spanish and English care, monthly report to the owner and co-ordination with the next candidate 30 days before contract end.

Honest comparison: temporary vs. tourist vs. residential in Retiro

There's no "better" model in abstract. A better model exists for each owner, depending on risk tolerance, financial situation and time horizon. That's the table we use as we review each case.

The full model hybrid temporary rental es el que se queda con todas las partes buenas del pastel y descarta las malas. Coge la rentabilidad alta del turístico (Airbnb y Booking publicados legalmente, usando el registro autonómico que exigen las plataformas, y estancias cortas en huecos), la seguridad jurídica del residencial (contrato firmado, fianza depositada, perfil filtrado, sin riesgo de okupación habitual) y la estabilidad operativa de tener 3–5 inquilinos al año en lugar de 60. Is it more profitable than a Retiro Airbnb?

Para los pisos con licencia VUT vigente, un Airbnb puro bien gestionado rinde entre 36.800 € y 55.200 € brutos anuales para 2 habitaciones, pero con 40–60 días de vacante, comisiones OTA del 15–18 %, costes de limpieza altos (40–80 limpiezas al año) y desgaste fuerte. Un temporal en modelo full híbrido rinde 26.200–37.700 € brutos con sólo 10–20 días de vacante (gracias al perfil hospitalario muy estable), 3–5 limpiezas al año y desgaste mínimo. El temporal queda al 75–85 % del VUT en bruto, pero con muchísima más estabilidad y mejor estado de la vivienda — y sin necesidad de licencia turística, que en gran parte de Retiro está bajo restricción del PEH.

Can I get his temporary income up every year?

Yeah. Being outside the habitual housing LAU, it does not apply the end of the 2 % Annual. Each new temporary contract will be reached at market prices and the dynamic training system will be adjusted monthly as required by the actual demand of the district.

What if a tenant wants to extend more than 11 months?

The temporary contract operates with a maximum practice of 11 months. If the tenant wants to stay more, we sign a new temporary contract with new justifiable cause or if the tenant's circumstances have been moved to permanent residence, a regular housing contract under LAU (that does give an obligatory extension) will be established. In practice, the initial filter prevents that situation: we work with profiles with clear output date from day one.

Can I combine the tidal with using the house myself sometimes?

Depende del perfil. Con corporate o estudiante de 6 meses, la casa está ocupada de forma continua. Entre contratos sí tienes huecos de 5–15 días donde puedes usar la casa. En Retiro, dada la estabilidad sanitaria del modelo, los huecos suelen ser pocos pero predecibles. Si quieres más flexibilidad de uso personal (4–8 semanas al año), un esquema mixto temporal+VUT (si tienes licencia) o un VUT puro te da más control.

Can it be published at Airbnb and Booking as a temporary rental?

Sí, totalmente legal. El alquiler temporal (art. 3 LAU) no necesita número de registro turístico; el registro único estatal fue anulado por el Tribunal Supremo en mayo de 2026. Si publicas en Airbnb o Booking, estas exigen el número de registro turístico autonómico de tu comunidad para mantener el anuncio activo.
