Why Moncloa works so well for temporary rental
Moncloa - Aravaca has close to 117.000 inhabitants spread between Argüelles - the urban and young heart -, Casa de Campo, Aravaca, El Planto, Valdetarza and Valdemarin. But what defines the district for the purposes of flexible residential demand is a unique academic concentration in Spain: University City of UCM houses Medicine, Law, Economics, Philosophy, Philosophy, Psychology, Geography and History, Journalism and Education UPM operates ETSII and several polytechniques at the same perimeter; CES Cardinal Cisneros and US Cardinal Cisneros add cycles and degrees; ESCP Business School contributes international masters and IE of Sociology remains a walk.
That student mass - perhaps the largest in Madrid in terms of graduate and master's degree - makes the district the first natural market for Retirement model. An important feature for the owner: the VUT license at Moncloa is extremely difficult. The normative pressure of the Special Hosting Plan and the demand for independent access to the portal close the door to most owners. What's temporary rental and why it's completely legal

What changes is duration and documentation remains.
Three legal consequences relevant to the owner:
- Freedom of pacts. The owner lays down rent, duration and conditions. It does not apply the 2 % update cap or the required five-year extension of the regular housing housing LAU.
- No tourist license. Temporary rental operates under the LAU and remains outside the autonomous tourist regulations. The MMR does not affect this figure.
- Regional tourist registration (only if published on platforms). El alquiler temporal (art. 3 LAU) no necesita licencia ni número de registro turístico. El registro único estatal (NRUA) que el RD 1312/2024 introdujo en 2025 fue anulado por el Tribunal Supremo en mayo de 2026, así que ya no es exigible. The hybrid model: the four profiles that cover the year at Moncloa
The virtue of the hybrid model at Moncloa is that the academic cycle cover most of the year by itself, and the other profiles cover up the point gaps without the owner have to juggle.
1. Estudiantes postgrado y MIR (4–10 meses) — perfil dominante
That's the segment that defines the district. UCM University City is the largest student concentration in Madrid: global masters in medicine, law and economics, senior Erasmus programs, MIR with residence at Clínica San Carlos, engineering at UPM, masters from the Cisneros- Couples and international registration from ESCP. The pupil arrives with verifiable family support or institutional assistance, reducing the risk of non-payment to a minimum. The rooms are structured with the academic calendar (September-May or June).
2. Company and guest teachers (3-6 months)
Buffetes and boutique consulting at Princes- Argüelles, nearby Telefónica office, court-related legal professionals and especially guest teachers and researchers associated with UCM and UPM with 6- 12 stay months. The company or university sign and pay directly and the risk of default is very low and the profile usually coincides with the season at which the graduate leave gaps.
3. Patients and accompanying patients (1-4 months)
The Hospital Clínica San Carlos (Professor Martin Lagos) referred to oncology, cardiology and trauma and referred patients from outside the Community for long care. For many accompaniments and patients with prolonged outpatient monitoring, staying at the hospital's side is the most sensible choice. The profile pays up and looks after the housing.
4. Familias e investigadores en tránsito (1–3 meses)
Visiting teachers who come before starting the course, researchers associated with concrete programs, short national transfers related to children's studies, families currently moving within the district itself. A short but stable place.
The ideal sequence at Moncloa: Graduate and MIR from September to June, corporate and faculty invited in months of lower academic pressureand Health and traffic by filling gaps. The resultant Annual Occupation moves between 86 % and 92 %.
+ Airbnb and Booking in gaps (full hybrid)
If housing is published on platforms with its autoeconomic registration, it also goes to Airbnb and Booking fully legally. The difference with a pure VUT is legal: at temporary rental the guest sign contract art. 3 LAU with attested time cause, no tourist stay. That will cover the free weeks between two long contracts - three days to three weeks - with dedicated project professionals, congressmen, patient families or researchers invited to the CMU / UPM. The result: employment close to 100 % at high demand and an additional entrance mattress without a tourist license.

Temporary income expressed as an annual weighted mean gross with the mixture of the four profiles. The net differential after management depends on the model: in Bliss Homes's integral management, the mean commission for temporary rental is 15-18 % + VAT and the operating costs (cleanup between tenants, supplies, minor maintenance) add up an additional 6- 10 % as per use.
Regulation applicable to Moncloa (May 2026)
Five points to fulfill at the foot of the letter:
- A contract with an attestable temporary cause. At Moncloa, where most of the tenants come by study, the case is usually attested with registration from the centre, letter from the MIR residence or visiting teacher's agreement. The other causes (jobs moved, health and family) require equivalent documentation. Without documented cause, a court could reclassify the contract as regular housing with an extension of five years.
- Regional tourist registration (only if published on platforms). The single state registration was annulled by the Supreme Court in May of 2026 and what remains is that Airbnb and Booking demand an autonomous registration number from your community and withdraw an announcement without it (EU Regulation 2024 / 1028).
- Legal and additional guarantees. Two monthly bonds ex art. 36 LAU and, according to profile, additional guarantee: family guarantee with a Spanish address (most usually here) and bank guarantee or corporate bill.
- Retention of the owner's IRPF. Cuando el inquilino es persona jurídica (empresa o universidad para profesor invitado), el pagador retiene el 19 % e ingresa vía modelo 115. Si es persona física, la renta se declara íntegra.
- Community of owners. Article 17.12 LpH only allows to veto tourist activity by a majority of 3 / 5. Temporary rental isn't tourist and cannot be blocked by that way. The statutes should be revised if there is an earlier specific clause.
How we work at Moncloa: complete process
From the signature to the first tenant, the standard process is 15-21 days.
- Visits and valuation. We go to the ground, we analyze real demand in the nearby streets and we determine which of the four profiles will master your building according to location: close to University City, to the façade of the San Carlos Clinic, to the Princesa- Argüelles axis or Aravaca.
- Equipment. If the floor is empty or missing, we have a detailed list with budget (1.500-4.000 € for a 2 housing) and we have been charged with purchase and assembly if you prefer.
- Autonomous registration (if we publish on platforms) and professional photography. If the flat will be announced at Airbnb or Booking, we process the number of autonomous tourist registration required by the platforms, in parallel with the photo session. For temporary rental the tenant's booking without visiting, so visual quality decides to convert to Airbnb, Booking and our direct channel.
- Multichannel publication. Airbnb, Booking, Bliss Homes direct channel and university relocation network (including Erasmus and UCM and UPM programme office). We set up the platforms so that they only accept reservations with an attested time cause and duration consistent with your target mix.
- Filling and recruitment. Identification check, solvency and temporary cause. Contract drawn up by our legal advice, security deposited and, as appropriate, family guarantee.
- Ongoing management. Cleansing among tenants, monthly training with pricelabs, Spanish and Spanish care, monthly report to the owner and recruitment of the next tenant 30 days before the end of the current contract.
Honest comparison: temporary vs. tourist vs. residential in Moncloa

The full model hybrid temporary rental recoge lo bueno de las otras dos figuras y descarta lo malo. Combina la rentabilidad alta del turístico (con Airbnb y Booking publicados legalmente, usando el registro autonómico que exigen las plataformas, y estancias cortas en los huecos), la seguridad jurídica del residencial (contrato firmado, fianza, aval familiar, perfil filtrado) y la estabilidad operativa de tener tres a cinco inquilinos al año en lugar de sesenta. En Moncloa, donde el VUT es prácticamente inviable y el calendario académico cubre 8–9 meses por sí solo, este es el modelo que más recomendamos cuando el propietario quiere rentabilidad real con riesgo bajo y sin pelearse con licencias.

Is it more profitable than a Airbnb at Moncloa?
En bruto, el VUT puro se acerca a 32.000–48.000 € anuales para dos habitaciones, pero con 40–70 días de vacante, comisiones OTA del 15–18 %, costes de limpieza muy altos (40–80 limpiezas/año) y desgaste acelerado. El temporal en modelo full híbrido rinde 22.800–32.400 € brutos con 15–35 días de vacante, 3–5 limpiezas y desgaste mínimo. En neto, el temporal queda al 75–80 % del VUT puro pero con mucha más estabilidad, mejor estado de la vivienda y, sobre todo, sin la barrera de la licencia turística que en Moncloa es prácticamente inalcanzable.
Can I get his rent up every year?
Sí. Al estar fuera de la LAU de vivienda habitual no aplica el tope del 2 %. Cada nuevo contrato se pacta a precio de mercado y nuestro pricing dinámico ajusta la renta mes a mes según demanda real del distrito.
¿Qué pasa si un estudiante quiere quedarse más de 11 meses?
The maximum operation of the time is 11 months. If the student continues his or her studies the following course, we sign a new temporary contract with new probable cause (enrollment of the new course). If the situation changes and housing becomes a permanent residence, a regular housing contract under LAU is established. In practice, the initial filter prevents this scenario: we work with profiles with clear output date from the first day.
Can I have a temporary combination with your own time?
That's up to profile. With a postgraduate of 9 months the house is constantly occupied at that stage. Between contracts there are 5-20's windows where you can use them. If your priority is its own availability (4-8 weeks a year) a time mix + VUT (when there's a license) or only VUT gives you better control.
Can it be published at Airbnb and Booking as a temporary rental?
Sí, plenamente legal. El alquiler temporal (art. 3 LAU) no necesita número de registro turístico; el registro único estatal fue anulado por el Tribunal Supremo en mayo de 2026.
