Chamberí is a district of ~ 137.000 inhabitants with a rare mix in Madrid: high purchasing power residential, office of consultants and corporations at Ríos Rosas and Castellana, three reference hospitals (San Carlos Clinical Hospital, Jiménez Díaz Foundation at a step from Arapils, Princesa Hospital at the border) and first level university centers: the historic headquarters of IE at María de Molina, schools at the Complutense at Moncloa-Argüelles and the Pontifical University at South Chmiles.

That urban mix's exactly what feeds the Retirement model: four different demands that have been combined to maintain the occupied housing 11 months of every 12, with peaks focused in fall (start and corporate relocation) and end of January (after-care care, student program changes and new corporate movements).

The second structural reason: Chamberí's nearly completely covered by the Special Housing Plan of Madrid. Most owners who come up with Airbnb figure out that the VUT license is, in practice, unattainable without independent access to the portal. Temporary rental is, for them, the legal and cost-effective alternative. For owners with valid VUT license, the temporary and tourist hybrid model often yields even more than pure tourism for income stability and reduced operational costs.

What's temporary rental and why it's completely legal

The temporary rental includes Section 3 of Act 29 / 1994 of Urban Leases as "rental for non-housing use." Madrid does not require a minimum or maximum duration by law: what defines the figure isn't the length of the stay but that the tenant attests a Temporary cause to justify that the housing isn't his habitual residence. The four reasons that we accept and document under contract are jobs that have been moved, studies, medical care and family transport.

That opens the door to full hybrid model:: The same housing can operate with mean temporary contracts (3-10 months) and, in gaps, with shorter stays reserved with Airbnb and Booking as long as the tenant remains with an attested temporary cause. The key isn't duration, but documentation.

There are three relevant legal consequences for the owner:

  1. Freedom of pacts. You set rent and duration and conditions. The end of the Annual 2 % and the required extension of 5 years of residential rental are not applicable.
  2. No tourist license. Chamberí is currently under VUT restriction by the PEH (final approval of 27 March 2019, BOMC No 95, 23 April 2019) but that doesn't affect temporary rental - it's a different figure that operates under the LAU, not under autonomous tourism regulations.
  3. Regional tourist registration (only if published on platforms). The single state registration was annulled by the Supreme Court in May of 2026 and what remains is that Airbnb and Booking demand an autonomous registration number from your community and withdraw an announcement without it (EU Regulation 2024 / 1028). We'll get them.

The hybrid model: the four profiles that cover the year

The advantage of the hybrid model is that it doesn't depend on a single type of tenant. At Chamberí we combine four demand segments that, well severed, maintain an operational housing throughout the year.

1. Corporate (3–6 meses)

Consultants (McKinsey, Accenture, Deloitte, pwC), tech (Meta, Google, Strip), managers re-located at Castellana and Paseo de la Castellana office. The company directly pays the monthly invoice and thus the risk of non-payment is practically zero. The profile is high quality (sheets and menage of the hotel level 4) but predictable and non-problematic.

2. Postgraduate and MIR resident students (4-10 months)

IE University (María de Molina), ESADE Madrid (Príncipe de Vergara), UCM Farmacia (Hospital 12 de Octubre con shuttle), Comillas-ICADE y Universidad Pontificia. Erasmus senior, masters globales y MIR con residencia en el Clínico San Carlos. Se presentan con aval familiar verificable o beca institucional: riesgo de impago bajo. Estancias cuadran con el curso académico (sept-mayo / sept-junio).

3. Patients and accompanying patients (1-4 months)

Chamberí tiene tres hospitales de referencia a menos de un kilómetro: Hospital Clínico San Carlos (oncología, cardiología), Fundación Jiménez Díaz (neumología, trasplantes) y La Princesa (en el extremo este). Muchos pacientes de otras comunidades autónomas llegan derivados y necesitan alojamiento cercano para ellos y sus acompañantes durante la fase de tratamiento. La justificación es médica, la estancia prepagada y el perfil extremadamente cuidadoso con la vivienda.

4. families and professionals in transit (1-3 months)

Owners who are reforming their own housing in the district, families that have just bought and are expecting key delivery, short-term national labor transfers, professionals that come to concrete project (works, compliance, M & A of 2 months). A short but very stable and solvent profile.

The ideal sequence at Chamberí: corporate / families in fall (3-4 months), Postgraduate Students at startup (overlap, 8-10 months) and Health and traffic in gaps. That well run sequence has an annual occupation between 88 % and 95 %.

+ Airbnb and Booking in gaps (full hybrid)

If the flat is published on platforms with its autonomous registration, the housing also appears at Airbnb and Booking completely legally. The difference with a pure VUT is that at temporary rental the guest continues to sign an art contract. 3 LAU with justifiable time cause - isn't tourism. That allows us to complete the remaining weeks between two long contracts with short stay (5 days to 3 weeks) of dedicated project professionals, families visiting a patient or guest researchers. The result: an employment close to the 100 % and an additional high season entrance with no tourist license.

Renta temporal es renta bruta media ponderada anual (combinando los cuatro perfiles). Regulation applicable in Chamberí (April 2026)

These are the six concrete points that have to be met at the foot of the letter:

  • A contract with an attestable temporary cause. The key requirement in Madrid: The cause (work, studies, health, family transfer) should be reflected in the contract and, where possible, documented (letter from the company, registration from the study centre, medical justifier, work writing). No minimum or maximum duration by law. What deludes the figure is the cause. Without documented cause, a judge could reclassify his contract as a habitual rental of housing.
  • Regional tourist registration (only if published on platforms). The single state registration was annulled by the Supreme Court in May of 2026 and what remains is that Airbnb and Booking demand an autonomous registration number from your community and withdraw an announcement without it (EU Regulation 2024 / 1028).
  • Legal liability and additional guarantees. Two monthly bail (Section 36 LAU) and, as recommended, additional collateral by profile: corporate bank or family collateral with an address in Spain for students.
  • Retention of the owner's IRPF. If the tenant is a legal person (company), the company applies retention of the 19 % with respect to his income and enters his income with his or her office using model 115. If you are a natural person, the rent is declared as complete by the owner.
  • Community of owners: Section 17.12 of the LpH only allows to veto tourist activity by 3 / 5. Temporary rental is not tourist and cannot be vetted by this mechanism. The statutes should be reviewed if there was an earlier specific clause.

How we work in Chamberí: complete process

From sign to first tenant, our standard process is 15-21 days.

  1. Visits and valuation. We go to the ground, we measure real demand on nearby streets, we identify which of the four profiles dominates your building (depending on whether you are closer to IE, Clinic or Castellana).
  2. Equipment. If the floor's empty or very fair with a rental, we give concrete list with an investment estimate (1.500- 4.000 € for 2's flat) and we will have to buy and mount them if you prefer.
  3. Autonomous registration (if we publish on platforms) and professional photography. If the flat will be advertised at Airbnb / Booking, we process the number of autonomous tourist registration required by the platforms, in parallel with the photo session (3 days). The photos are decisive at Airbnb, Booking and our direct channel: for temporary rental the guest will reserve without visiting, so first visual printing decides.
  4. Multichannel publication. Airbnb and Booking (with the required autophone registration), Bliss Homes direct channel and corporate relocation managers network. We set up the platforms so that they only accept reservations with a time-proof and minimum duration consistent with your mix goal.
  5. Filling and recruitment. Identity check, solvency, temporary cause. A contract drafted by our legal advice. Loan and, as appropriate, additional collateral.
  6. Ongoing management. Cleaning among tenants, monthly training with Pricelabs, care in Spanish and English, monthly report to the owner, co-ordination with next candidate 30 days before contract end.

The full model hybrid temporary rental es el que se queda con todas las partes buenas del pastel y descarta las malas. Coge la rentabilidad alta del turístico (con Airbnb y Booking publicados legalmente con el registro autonómico que exigen las plataformas y estancias cortas en huecos), la seguridad jurídica del residencial (contrato firmado, fianza depositada, perfil filtrado, sin riesgo de okupación habitual) y la estabilidad operativa de tener 3–5 inquilinos al año en lugar de 60. Is it more profitable than a Airbnb at Chamberí?

A veces sí, a veces no. Un VUT puro en Chamberí bien gestionado rinde entre 36.800 € y 55.200 € brutos anuales para 2 habitaciones, pero con 40–60 días de vacante, comisiones OTA del 15–18 %, costes de limpieza altos (40–70 limpiezas al año) y desgaste acelerado. Un temporal en modelo full híbrido rinde 26.200–37.300 € brutos con 10–25 días de vacante, sólo 3–5 limpiezas al año y desgaste mínimo. En neto, el temporal queda al 75–85 % del VUT puro, pero con mucha más estabilidad jurídica, mejor estado de la vivienda y sin necesidad de licencia turística.

Can I get his temporary income up every year?

Yeah. Without being under the usual housing LAU, it does not apply the 2 %'s top year. Each new temporary contract will be reached at market prices and our dynamic training system will be adjusted monthly as required by the local demand.

¿Qué pasa si un inquilino quiere prorrogar más de 11 meses?

The temporary rental contract has at most 11 months. If the tenant wants to stay more, we sign a new temporary contract with new probable cause, or (if the tenant's circumstances have been changed to permanent residence) a regular housing contract under LAU will be established and will give rise to an obligatory extension. In practice our initial filter prevents this situation: we work with clear date profiles from day one.

Can I have a combination with me using the house sometimes?

Depende del perfil. Con corporate/estudiante de 6 meses, la casa está ocupada continuamente en ese periodo. Entre contratos sí tienes huecos de 5–15 días donde puedes usar la casa. Si quieres máxima flexibilidad (usar la casa 4–8 semanas al año), un modelo mixto temporal+VUT (si tienes licencia) o sólo VUT te da mejor control.

Can it be published at Airbnb and Booking as a temporary rental?

Yeah, totally legit. The single state registry (NRUA) was annulled by the Supreme Court in May of 2026 and is no longer enforceable. The only thing currently in place is that if you publish at Airbnb or Booking, these platforms require your community's autonomous tourist registration number to keep the announcement active (EU Regulation 2024 / 1028) and we conduct them in parallel with professional photography. The difference with a pure VUT is that with temporary rental the guest who keeps signing an art contract. 3 LAU with probable temporary cause (work, studies, health, family transfer), no tourist stay. That gives you portal profitability and leasehold.
