Why Chamartin works so well for temporary rental

Chamartin brings together some 145.000 inhabitants spread across six very different neighborhoods: El Viso and Hispanoamerica have high level residential housing and Castile and New Spain have been beamed by the Castellana-AZCA axis and Prosperity and Garden City have a more urban and mixed profile. Above any other feature, what defines the district is to be the main business centre of Madrid: BBVA, Santander and the practice of all of the private banking operations throughout the Castellana, Big 4 (KPMG, EY, pwC, Deloitte) have headquarters there, and companies such as Indra, IBM or Telefónica's office complete the corporate map.

The second structural reason weighs as much as the first: The VUT license in Madrid is practically unattainable most of Chamartin for the restrictions of Special Hosting Plan and demand for independent access to the portal. Temporary rental prevents that statutory bottle necks and, moreover, for the quality and duration of the stays, they usually yield net at the level of a well-run VUT with less rotation, less cleanliness and less wear.

What's temporary rental and why it's completely legal

The temporary rental is regulated by Section 3 of Act 29 / 1994 of Urban Leases as "rental for non-housing use." The state law does not set a minimum or maximum duration: what deletes the figure are not the months of the contract but the Temporary cause That the tenant attests and that it justifies that the housing does not constitute his habitual residence. The four reasons we document under each contract are jobs that have been moved, studies, medical care and family transfer.

That enables the full hybrid model:: The same housing can be operated with half-rooms (3-10 months) and, in the gaps between two long contracts, with shorter reserves with Airbnb and Booking, as long as the guest sign also contract art. 3 LAU with time-proof cause. The duration varies, and the documentation doesn't.

Three legal consequences that have been noted by the owner from the first month:

  1. Freedom of contract. The rent, duration and conditions are freely agreed. It does not apply the 2 % update cap or the required five-year extension of the regular housing housing LAU.

2. Postgraduate Students (4-10 months)

ICADE-Colillas concentrates master's of business law, finance and corporate management; CUNEF is a reference in banking and finance and IE Business School (at the border with Salamanca) attracts international students with high purchasing power. The profile comes with verifiable family support or institutional grants, reducing the risk of default to a minimum. Stations are usually with the academic calendar (June or May).

3. Patients and accompanying patients (1-4 months)

The La Paz University Hospital It's one of the largest and most complete in Spain: it's patients from all half north for oncology, neuroDesarme, transplant and 1 level emergencies. The Ramón and Cajal hospital national reference in oncology and hematology. Both create continuous demand for close accommodation for patients and accompanying patients for weeks or months. The profile pays up advance, doesn't party and treats housing with care from whoever uses it to rest between treatment sessions.

4. families and managers in transit (1-3 months)

Reforms that extend, transfers of directors with family, expates with children at international schools of the district (American School, SEK), advanced arrivals before closing housing purchase. A short but stable stage with a very low error margin at the solvency filter.

The typical sequence at Chamartin starts with corporate and families in September - Octoberwith Postgraduate from October to June and filled with Health and traffic in gaps. Well orchestrated, the annual occupation lies between 90 % and 96 %.

+ Airbnb and Booking in gaps (full hybrid)

If the flat is published on platforms with its autonomous registration, the housing also appears at Airbnb and Booking fully legally. The difference with respect to a pure VUT is legal: at temporary rental the guest sign contract art. 3 LAU with justifiable time cause, isn't tourism. That allows to cover the free weeks between two long contracts - five days to three weeks - with stay of professionals on an individual project, families of hospital patients, guest researchers or attending Bernabéu or IFEX events. Result: Occupation close to 100 % and an additional high season income mattresses with no tourist license required.

Temporary income expressed as an annual weighted mean gross with the mixture of the four profiles. The net differential after management depends on the model: in Bliss Homes's integral management, the mean commission for temporary rental is 15-18 % + VAT and the operating costs (cleanup between tenants, supplies, minor maintenance) add up an additional 6- 10 % as per use.

Normativa aplicable en Chamartín (mayo 2026)

Five points to fulfill at the foot of the letter:

  • A contract with an attestable temporary cause. The key element in Madrid: the cause (work, studies, health and family transfer) should be entered into the contract and, whenever possible, supported by documentation (letter from the company, registration, medical proof and work). Without a documented cause, a court could reclassify the contract as a regular housing with an extension of five years.
  • Regional tourist registration (only if published on platforms). The single state registration was annulled by the Supreme Court in May of 2026 and what remains is that Airbnb and Booking demand an autonomous registration number from your community and withdraw an announcement without it (EU Regulation 2024 / 1028).
  • Legal and additional guarantees. Two monthly bonds ex art. 36 LAU and, according to profile, supplementary guarantee: Bank guarantee at corporate level, family guarantee with a Spanish home in students.
  • Retention of the owner's IRPF. When the tenant is a legal person, the company retains 19 % and enters model 115. If you are a natural person, your rent will be declared complete.
  • Community of owners. Article 17.12 LpH only allows to veto tourist activity by a majority of 3 / 5. Temporary rental isn't tourist and cannot be blocked by that way. The statutes should be revised if there is an earlier specific clause.

How we work at Chamartin: complete process

From signature to first tenant the standard process lasts 15-21 days.

  1. Visits and valuation. Let's go to the ground and discuss real demand on the next streets and figure out which of the four profiles will dominate your building depending on their location: glued to Castellana-AZCA, close to La Paz, at the Prince of Vergara axis or at university area.
  2. Equipment. If the flat is empty or lacks a few rooms, we give detailed list with budget (1.500-4.000 € for a 2 housing) and we will be in charge of purchase and assembly if you prefer.
  3. Autonomous registration (if we publish on platforms) and professional photography. If the floor's to be announced at Airbnb / Booking, we process the number of autonomous tourist registration required by the platforms, in parallel with the photo session. For temporary rental the tenant will reserve without visiting, so visual quality decides to convert to Airbnb, Booking and our direct channel.

The full model hybrid temporary rental recoge lo mejor de los otros dos. Aprovecha la rentabilidad alta del turístico (con Airbnb y Booking publicados legalmente con el registro autonómico que exigen las plataformas y estancias cortas en los huecos), conserva la seguridad jurídica del residencial (contrato firmado, fianza depositada, perfil filtrado, sin riesgo de okupación habitual) y ofrece una operativa estable con tres a cinco inquilinos al año en lugar de sesenta. El neto resultante se acerca al de un VUT puro, con desgaste muy inferior y sin necesidad de licencia turística. En Chamartín, donde el VUT está prácticamente cerrado por restricciones del PEH y por la exigencia de acceso independiente, el modelo full híbrido es casi siempre la respuesta más rentable y la única plenamente escalable.

Is it more profitable than a Airbnb at Chamartin?

En bruto, no: un VUT puro bien gestionado en Chamartín rinde 36.500–53.500 € anuales para 2 habitaciones. Pero esa cifra se obtiene con 40–60 días de vacante, comisiones OTA del 15–18 %, costes de limpieza muy altos (40–80 limpiezas/año) y desgaste acelerado. El temporal en modelo full híbrido rinde 25.300–35.500 € brutos con 10–25 días de vacante, 3–5 limpiezas al año y desgaste mínimo. En neto, el temporal queda al 75–85 % del VUT puro con mucha más estabilidad jurídica, mejor estado de la vivienda y, sobre todo, sin la barrera de la licencia turística que en Chamartín hoy es prácticamente inalcanzable.

Can I get his rent up every year?

The only thing valid is that if you publish at Airbnb or Booking, these platforms require your community's autonomous tourist registration number to maintain the announcement (EU Regulation 2024 / 1028) and we conduct them in parallel with professional photography.
