Why Centro Madrid works so well for temporary rental

El distrito Centro, con cerca de 140.000 habitantes, es el núcleo donde se concentra el poder institucional, financiero histórico, mediático y cultural de Madrid. Gran Vía, Mayor, Toledo, Atocha, Embajadores, Plaza Mayor y Sol no son solo postales: son ejes de actividad diaria de ministerios, sedes corporativas centenarias (Banco de España, sedes históricas de bancos y aseguradoras), bufetes top-tier, embajadas, redacciones internacionales y un ecosistema denso de escuelas de español que reciben estudiantes de todo el mundo durante 2 a 9 meses al año.

To this we have a crucial logistics factor: two reference hospitals are at a step from the district. The General University Hospital Gregorio Marañón (Ibiza-Atocha) is one of the largest health complexes in Spain and derives patients from all autonomous communities in oncology, cardiology and vascular surgery. The Hospital Clínica San Carlos (Moncloa, at the west border) close the other flank. For many patients and accompaniors, living in the Centre District during treatment is the most comfortable choice for transport and services.

But the most important structural data for an owner is Special Hosting Plan (PEH): The plan was designed with an especially high level of thought in this district. The new VUT licences are practically blocked with the exception of very concrete cases with independent access to the portal and other difficult conditions. That makes temporary rental, in the vast majority of cases, the only means of using more profitable tourism at Center. At the same time, demand for the four profiles of the hybrid model is high - higher, relative, than in any other district of Madrid.

What's temporary rental and why it's completely legal

The temporary rental is listed at Section 3 of Act 29 / 1994 of Urban Leases under the figure "rental for non-housing use." Madrid does not have a minimum or maximum duration by law: what defines temporary rental isn't the length of the stay but that the tenant attests a Temporary cause to explain that the housing does not constitute his habitual residence. We accept and document four cases under contract: work moved, studies, medical care and family transfer.

That opens the door to full hybrid model:: The same housing can operate with temporary contracts of medium duration (3-10 months) and, in the gaps, with shorter stays reserved through Airbnb and Booking as long as the guest remains with an attested time cause. The key isn't duration, but documentation.

Three important legal consequences for you as an owner:

  1. Freedom of pacts. You set rent and duration and conditions. Do not apply the end of the 2 % and the obligatory extension of 5 years of residential rental.
  2. No tourist license. The Center District is practically closed to new VUT by the PEH (final approval of 27 March 2019, BomC No 95, 23 April 2019), but this doesn't affect temporary rental - it's a different figure that operates under the LAU, and not under autonomous tourism regulations.
  3. Regional tourist registration (only if published on platforms). The single state registration was annulled by the Supreme Court in May of 2026 and what remains is that Airbnb and Booking demand an autonomous registration number from your community and withdraw an announcement without it (EU Regulation 2024 / 1028). We'll manage.

The hybrid model: the four profiles that cover the year

1. Corporate institucional y profesional (3–6 meses)

Public jobs rotates between ministries and general officials, international journalists and correspondents that cover Spanish political and economic agenda, banking and legal professionals assigned to his headquarters, exposes working with M & A projects, compliance or audit in law and consultants from the environment of Sol, Plaza Mayor and Cortes. The invoice usually goes to the name of the company or institution, reducing the risk of non-payment to minimum levels. The profile is high but predictable.

2. International program students (2-9 months)

El distrito Centro concentra la mayor densidad de escuelas de español para extranjeros de Madrid: programas trimestrales y semestrales de 2 a 9 meses para estudiantes europeos, americanos y asiáticos. Se suma la cercanía con la Ciudad Universitaria de la UCM (15 minutos en metro), el campus del IE en María de Molina y los másters internacionales que valoran ubicación céntrica para vivir Madrid sin transporte. 3. Patients and accompanying patients (1-4 months)

Centre operates as a natural logistics base for two first level hospitals: General University Hospital Gregorio Marañón (one of the largest and most complete in Spain, especially strong in oncology, cardiology and vascular surgery) and Hospital Clínica San Carlos at Moncloa. Many patients from across Spain require stable accommodation for weeks or months for them and their partners. Pre-paid or supported living conditions, a care profile with housing.

4. families and professionals in transit (1-3 months)

Residents of Madrid that are reforming their own housing, temporary divorces, short national transfers, professionals that come to a concrete project (works, pitchings, M & A of 2 months), investors that evaluate the town before buying. Shortcuts, solvent profile, fast rotation that's perfectly structured between two long contracts.

The ideal sequence at Center: corporate and start-up students (3-9 months), Health and traffic in gaps and shortcuts through portals for loose days. Well run, this sequence produces an annual occupation of 88-94 %.

+ Airbnb and Booking in gaps (full hybrid)

If the flat is published on platforms with its autonomous registration, the housing also appears at Airbnb and Booking completely legally. The big difference with a pure VUT is that at temporary rental the guest who reserves sign contract art. 3 LAU with justifiable time cause - isn't tourism. That allows us to cover the loose weeks between two long contracts with short stays (5 days to 3 weeks) of dedicated project professionals, families of hospitalised patients or guest researchers. Result: Occupation close to the 100 % and an additional high season entrance with no tourist license.

Renta temporal es renta bruta media ponderada anual (combinando los cuatro perfiles). El diferencial neto tras gestión y gastos depende del modelo: en Gestión Integral de Bliss Homes la comisión media en alquiler temporal es del 15–18 %+IVA y los gastos operativos (limpiezas entre inquilinos, suministros, mantenimiento menor) suman un 6–10 % según uso.

Regulation applicable at Centro Madrid (May 2026)

These are the concrete points that should be met at the foot of the letter:

  • A contract with an attestable temporary cause. The key requirement in Madrid: The cause (work, studies, health, family transfer) should be reflected in the contract and, as far as possible, documented (letter from the company, registration from the centre, medical proof and work). No minimum or maximum duration by law. What deludes the figure is the cause. Without documented cause, a judge could reclassify his contract as a habitual rental of housing.
  • Regional tourist registration (only if published on platforms). The single state registration was annulled by the Supreme Court in May of 2026 and what remains is that Airbnb and Booking demand an autonomous registration number from your community and withdraw an announcement without it (EU Regulation 2024 / 1028).
  • Legal and additional guarantees. Two monthly bailout (Section 36 LAU) and, depending on the profile, additional guarantee: corporate bank or family collateral with an address to Spanish students.
  • Retention of the owner's IRPF. If the tenant is a legal person, the company retains the 19 % about his rent and enters his or her income with his or her model 115. If you are a natural person, you declare full income.
  • Community of owners. Article 17.12 LpH allows to veto tourist activity by a majority of 3 / 5 and temporary rental isn't tourist and cannot be blocked by this mechanism. The statutes should still be revised if there was an earlier specific clause.

How we work at the Centre: complete process

From sign to first tenant, our standard process is 15-21 days.

  1. Visits and valuation. We go to the ground, we measure real demand in the next streets, we identify what profile will dominate your building (depend on whether you are closer to Sun, Cortes, Ambassadors or the Gran Via axis).
  2. Equipment. If the floor is empty or very fair to suit, we give you concrete list with an investment estimate (1.500-4.000 € for 2 floor) and we will have to buy and mount them if you prefer.
  3. Autonomous registration (if we publish on platforms) and professional photography. If the flat will be advertised at Airbnb / Booking, we process the number of autonomous tourist registration required by the platforms, in parallel with the photo session (3 days). The photos are determining: at temporary rental the guest reserves without prior visit, so first visual printing decides.
  4. Multichannel publication. Airbnb and Booking (with an autonomous registration required), Bliss Homes and corporate and institutional relocation managers network. We set up the platforms so that they only accept reservations with a time-proof and minimum duration consistent with your mix goal.
  5. Filling and recruitment. We check his identity, his solvency and his temporary cause. A contract drafted by our legal advice. Loan and, as appropriate, additional collateral.
  6. Ongoing management. Cleanup among tenants, monthly dynamic training with pricelabs, Spanish and English care, monthly report to the owner and co-ordination with the next candidate 30 days before contract end.

Honest comparison: temporary vs. tourist vs. residential in Center

No universal "better" model exists. A better model exists for each owner, depending on his risk tolerance, financial status and time horizon. That's the table we use when we check every case. At Center, we have to keep in mind that pure VUT is rarely a real choice for new licenses.

The full model hybrid temporary rental es el que se queda con todas las partes buenas del pastel y descarta las malas. Coge la rentabilidad alta del turístico (con Airbnb y Booking publicados legalmente con el registro autonómico que exigen las plataformas y estancias cortas en huecos), la seguridad jurídica del residencial (contrato firmado, fianza depositada, perfil filtrado, sin riesgo de okupación habitual) y la estabilidad operativa de tener 3–5 inquilinos al año en lugar de 60. En Centro este modelo cobra sentido especial porque la licencia VUT está, en la práctica, fuera del alcance: el temporal no es la "alternativa rentable", es la only legal and cost-effective option with an owner in most of the local buildings. And the numbers are also very good.

FAQ

Is it more profitable than a Airbnb at the Center?

El problema es que la inmensa mayoría de los pisos en Centro no pueden ser Airbnb legalmente debido al PEH. Para los pocos que sí tienen VUT vigente, un VUT puro bien gestionado rinde entre 36.000 € y 52.000 € brutos anuales para 2 habitaciones, pero con 40–60 días de vacante, comisiones OTA del 15–18 %, costes de limpieza altos (40–80 limpiezas al año) y desgaste fuerte. Un temporal en modelo full híbrido rinde 24.700–34.300 € brutos con 15–30 días de vacante, sólo 3–5 limpiezas al año y desgaste mínimo. Para un propietario sin VUT, el temporal es la mejor (y prácticamente única) ruta legal.

Can I get his temporary income up every year?

What if a tenant wants to extend more than 11 months?

The temporary contract operates with a maximum practice of 11 months. In practice, the initial filter prevents that situation: we work with profiles with clear output date from day one.

Can I combine the tidal with using the house myself sometimes?

Depende del perfil. Con corporate o estudiante de 6 meses, la casa está ocupada de forma continua durante ese periodo. Entre contratos sí tienes huecos de 5–15 días donde puedes usar la casa. Si quieres máxima flexibilidad (4–8 semanas al año), un mix temporal+VUT (si tienes licencia) o un VUT puro te da más control — pero recuerda que en Centro la VUT casi siempre está cerrada para licencias nuevas.

Can it be published at Airbnb and Booking as a temporary rental?

Yeah, totally legit. The single state registry (NRUA) was annulled by the Supreme Court in May of 2026 and is no longer enforceable. The only thing currently in place is that if you publish at Airbnb or Booking, these platforms require your community's autonomous tourist registration number to keep the announcement active (EU Regulation 2024 / 1028) and we conduct them in parallel with professional photography. The difference with a pure VUT is that with temporary rental the guest who keeps signing an art contract. 3 LAU with probable temporary cause (work, studies, health, family transfer), no tourist stay. That gives you portal profitability with leasehold.
