In Argüelles temporary rental is the most logical way because the VUT license is extremely difficult by the Special Hosting Plan. The neighborhood combines four profiles of tenant (graduate and MIR and corporate, patients and families in transit) that overlap and carry the annual occupation to 87-93%. You can complete the housing with Airbnb and Booking in the gaps as long as the guest sign an art contract. 3 LAU with temporary cause. The mean commission of Bliss Homes in Integral Management is from 15-18% + VAT.
Why Argüelles works so well for temporary rental
Argüelles concentrates some 30.000 inhabitants on a small area between Princesa, Alberto Aguilera, Marques de Urquijo, Ferraz and Quintana. It's one of the most densely urban neighborhoods of Madrid with young fabric, very commercial street and an academic perimeter difficult to match: UCM Philosophy and Philosophy and Geography and History A walk to University City, Couples with headquarters in Alberto Aguilera, EU Social work close and FIU ETSII A few minutes to Rios Rosas. The student density of the neighborhood is remarkable at any time of day.
That academic concentration is the first column of Retirement model at Argüelles. The second is sanitary: The San Carlos Clinical Hospital is a five-minute walk away, the Jiménez Díaz Foundation - reference in pneumology, gynecology and oncology - is across from Princesa and the Princesa Hospital about fifteen minutes away. Patients and patients from outside the Community for long care choose Argüelles with a combination of hospital closeness, neighborhood life and immediate connection with the centre.
The third cape is professional: Princesa concentrates law, consulting boutique and medium office and Plaza España houses headquarters and the high area of Princesa with a presence of Telefónica. And, as a guinda, Argüelles has an own cultural and tourist component - West Park, Temple of Debod, ABBA Arena, The English Court Princess - that brings a short nonseasonal demand very useful to fill gaps with Airbnb and Booking. That's all happening in a neighborhood where the VUT license is extremely difficult by restrictions of Special Hosting Plan, making temporary rental the most logical response for most owners.
What's temporary rental and why it's completely legal
The temporary rental is regulated by Section 3 of Act 29 / 1994 of Urban Leases as "rental for non-housing use." The state law lays down no minimum or maximum duration: what defines the figure is that Temporary cause that the tenant attests and that it justifies that the housing isn't his habitual residence. The four reasons we document under each contract are jobs that have been moved, studies, medical care and family transfer.
That enables the full hybrid model:: The same housing can be operated with temporary contracts from 3 to 10 months and, in the gaps between two long stays, with shorter reserves obtained through Airbnb and Booking, as long as the guest also sign contract art. 3 LAU with probable cause. The duration varies and the documentation remains.
Three legal consequences that have been noted by the owner from the first month:
- Freedom of pacts. The owner lays down rent, duration and conditions. It does not apply the 2 % update cap or the required five-year extension of the regular housing housing LAU.
- No tourist license. Temporary rental operates under the LAU and remains outside the autonomous tourist regulations. The German PEH and the demand for independent access to the portal have an impact on VUT, not on temporary.
- Regional tourist registration (only if published on platforms). The single state registration was annulled by the Supreme Court in May of 2026 and what remains is that Airbnb and Booking demand an autonomous registration number from your community and withdraw an announcement without it (EU Regulation 2024 / 1028). We'll manage.
The hybrid model: the four profiles that cover the year at Argüelles
The density of Argüelles means that all four profiles live together at the same square meter: at the same stairwell there can be a master's degree from UCM, an MIR from the Clinic, an accompaniment from the Jiménez Díaz Foundation and a consultant that comes to a three-months project. That simultaneous diversity was precisely what stabilized employment throughout the year.
1. Estudiantes postgrado y MIR (4–10 meses) — perfil dominante
Argüelles is the university neighborhood par excellence. The MUCM Manners Philosophy, Philosophy and Geography and History, the senior Erasmus programs, Copilas- ICAI Alberto Aguilera with their double degrees and international Manners and MIR with place at the San Carlos Clinic generate continuous demand from September to June. The profile comes with verifiable family support or institutional grants, reducing the risk of default to a minimum. The rooms are structured with the academic calendar.
2. Company and guest teachers (3-6 months)
Buffets, boutique consultancy at Princesa, medium office of Telefónica close, legal professionals linked to courts, guest teachers and researchers associated with UCM, UPM and Colillas. The company or university sign and pay directly and the risk of default is very low and the profile usually coincides with the season at which the graduate leave gaps.
3. Patients and accompanying patients (1-4 months)
Uncommon hospital triangle in Madrid: San Carlos Clinic five minutes walk, Fundación Jiménez Díaz across Princesa (reference in pneumology, gynecology and oncology) and Princess's Hospital Fifteen minutes. Patients from all over Spain and their partners find in Argüelles an ideal combination of medical closeness, neighborhood life and quick connection with the centre. Prepaid jobs, careful profile.
4. Familias e investigadores en tránsito (1–3 meses)
Reforms to old flats of the neighborhood (that are many), visiting teachers, researchers associated with concrete programs, short national transfers, expates with children at nearby schools. A short but stable and well leaked with solvency.
The ideal sequence at Argüelles: Graduate and MIR from September to June, corporate and faculty invited in months of lower academic pressure, Health and traffic by filling gaps. The resultant Annual Occupation moves between 87 % and 93 %.
+ Airbnb and Booking in gaps (full hybrid)
If the flat is published on platforms with its autonomous registration, the housing also appears at Airbnb and Booking completely legally. The difference with a pure VUT is legal: at temporary rental the guest sign contract art. 3 LAU with attested time cause, no tourist stay. Argüelles is an especially good neighborhood to fill short gaps through OTAs for the combination of events in Plaza España (ABBA Arena, concerts), tourism close to the Temple of Debod and the Western Park, congresses at Madrid Rio and cultural attractions in general. Result: Occupation close to 100 % at key periods and an additional entrance mattress without tourist license.
How much you gain in Argüelles with temporary rental (actual)
The following ranges are for housing under operation with Bliss Homes and its comparable environment (AirDNA, datos 2024-2025).
| Typology | Residential income / months | Temporary income / months | Annual gross income | Different |
|---|---|---|---|---|
| Study 35 m ² | 950–1.150 € | 1.350–1.750 € | 15.000–19.500 € | +35–55 % |
| 1 room (55 m ²) | 1.200–1.500 € | 1.650–2.150 € | 18.500–24.500 € | +30–45 % |
| 2 rooms (75 m ²) | 1.450–1.850 € | 2.000–2.800 € | 22.500–31.700 € | +30–50 % |

Temporary income expressed as an annual weighted mean gross with the mixture of the four profiles. The net differential after management depends on the model: in Bliss Homes's integral management, the mean commission for temporary rental is 15-18 % + VAT and the operating costs (cleanup between tenants, supplies, minor maintenance) add up an additional 6- 10 % as per use.
Regulation applicable in Argüelles (May 2026)
Five points to fulfill at the foot of the letter:
- A contract with an attestable temporary cause. In Argüelles, where most of the tenants come by study, the cause is usually documented with registration from UCM, Copiles-ICAI or Erasmus program, letter from MIR residence or visiting teacher's agreement. The other causes (jobs moved, health and family) require equivalent documentation. Without an accredited cause, a court could reclassify the contract as regular housing with an extension of five years.
- Regional tourist registration (only if published on platforms). The single state registration was annulled by the Supreme Court in May of 2026 and what remains is that Airbnb and Booking demand an autonomous registration number from your community and withdraw an announcement without it (EU Regulation 2024 / 1028).
- Legal and additional guarantees. Two monthly bonds ex art. 36 LAU and, according to profile, supplementary guarantee: family guarantee with a Spanish address (most common) and bank guarantee or corporate invoice.
- Retention of the owner's IRPF.
- Community of owners. Article 17.12 LpH only allows to veto tourist activity by a majority of 3 / 5. Temporary rental isn't tourist and cannot be blocked by that way. The Statutes should be revised if there are any specific earlier clauses, especially in the old classical architecture of the neighborhood.
How we work at Argüelles: complete process
From the signature to the first tenant, the standard process is 15-21 days.
- Visits and valuation. We go to the ground, we analyze real demand in the nearby streets and we determine which of the four profiles will dominate your building according to location: closeness to Copilas- ICAI Alberto Aguilera, the San Carlos Clinic, the Princesa axis or the West Park.
- Equipment. If the flat is empty or lacks a few rooms, we give detailed list with budget (1.500-4.000 € for a 2 housing) and we will be in charge of purchase and assembly if you prefer. At Argüelles, where many flats are old, we also appreciate if a small update will be useful before publishing.
- Autonomous registration (if we publish on platforms) and professional photography. If the floor's to be announced at Airbnb / Booking, we process the number of autonomous tourist registration required by the platforms, in parallel with the photo session. For temporary rental the tenant's booking without visiting, so visual quality decides to convert to Airbnb, Booking and our direct channel.
- Multichannel publication. Airbnb, Booking, Bliss Homes direct channel and university relocation network (Erasmus and UCM master's and master's office). We set up the platforms so that they only accept reservations with an attested time cause and duration consistent with your target mix.
- Filling and recruitment. Identification check, solvency and temporary cause. Contract drawn up by our legal advice, security deposited and, as appropriate, family guarantee.
- Ongoing management. Cleansing among tenants, monthly training with pricelabs, Spanish and Spanish care, monthly report to the owner and recruitment of the next tenant 30 days before the end of the current contract.
Honest comparison: temporary vs. tourist vs. residential in Argüelles
No universal "better" model. There's a better model for each owner according to risk tolerance, financial situation and horizon. That's the table we use when we review a concrete case.
| Factor | Residential rental | Temporary rental | VUT (if licensed) |
|---|---|---|---|
| Annual gross income 2 rooms | 17.400–22.200 € | 24.000–33.600 € | 33.000–49.500 € |
| Non-payment risk | Stop | Low (collateral / company) | Very low (prepaid) |
| Vacancy | 1-3 months | 10-30 days / year | 40-60 days / year |
| Stakeholder rotation / year | 0–1 | 3–5 | 40–80 |
| Unloaded | Low | Medium-low | Stop |
| Tourist leave | No | No | Yes (critical) |
| Regional tourist registration | No (for now) | Yes | Yes |
| Flexibility (regaining) | Difficult (LAU 5 years) | Alta (1–11 meses) | High |
FAQ
Is it more profitable than a Airbnb in Argüelles?
Can I get his rent up every year?
Yeah. Being outside the habitual housing LAU does not apply the end of the 2 % Annual. Each new contract will be reached at market prices and our dynamic training will suit our monthly income with real demand from the neighborhood.
What if a student wants to extend more than 11 months?
The maximum operation of the time is 11 months. If the student continues his or her studies the following course, we sign a new temporary contract with new probable cause (enrollment of the new course). If the situation changes and housing becomes their permanent residence, a regular housing contract under LAU is established. In practice, the initial filter prevents this stage: we work with profiles with clear output date from day one.
Can I have a temporary combination with your own time?
That's up to profile. With a postgraduate of 9 months the house is constantly occupied at that stage. Between contracts there are 5-20's windows where you can use them. If your priority is its own availability (4-8 weeks a year) a time mix + VUT (when there's a license) or only VUT gives you better control.
Can it be published at Airbnb and Booking as a temporary rental?
Yeah, completely legal. The single state registry (NRUA) was annulled by the Supreme Court in May of 2026 and is no longer enforceable. The only thing valid is that if you publish at Airbnb or Booking, these platforms require your community's autonomous tourist registration number to keep the announcement active (EU Regulation 2024 / 1028) and we conduct them in parallel with professional photography. The difference with a pure VUT is that at temporary rental the guest sign contract art. 3 LAU with an attested temporary cause, no tourist stay. Filling portal with leasehold.
What's the commission?
Ask for your study to see how you have been dedicated to your case.
