To buy a profitable hostel requires translating the price of the transfer at a comparable room price, with no confidence from the raw of the announcement: the moves range from 60.000 to 330.000 € according to rooms and place. On the normalised EBITDA - not that of the announcement - the reasonable transferring multiple is from 2-4 × the annual operating gain. The rest are decided by due diligence of leave, community and work liabilities before signing.

Buying a hostel is one of the most accessible entrance gates to professional hotel investment in Spain: ticket less than a hotel, demand extra-high and a product that the medium investor can operate or delegate. The problem is that most of the contents that run about the topic are from a salesman: beautiful photos, a potential "Revpar" with no method and a round price. That guide does otherwise. He gives you his sourceng del deal: how to translate actual portal transfers at a comparable price per room, how to detect if an announcement is expensive and what you have to order before signing anything.

The Bliss thesis is simple: Before signing, the cascade of euro commands about promise. The price that the salesman asks NOI that really remains with you there are a number of discounts that barely anyone puts in writing. We put them here with every market figure attached to their source.

1. What's a hostel (and why the legal definition changes the price)

A hostel an establishment of accommodation that in most reference definitions requires a minimum 10 rooms and 20 seating (Consumbeca / Lodgify). Below that threshold, you come into pension or guest housefigure with different requirements and valuation. It's an academic nuance: the category determines the license, technical requirements and thus what an asset can billing and resell.

No single state classification rule exists: Each autonomous community has its decree.

2. How much it really costs: actual range of transferring per room

  • Small hostel from ~ 8 rooms in secondary place (e.g. Granada): ~60.000 €.
  • Hostal de ~ 20 rooms with a restaurant in provincial capital (e.g. Soria): ~330.000 €.
  • At the upper end, establishments of 36 rooms in prime centers or with the property included they climb to 2.000.000 €+ That's where you don't buy a handover, buy a building.

The figure that matters isn't the total but the price per room from these examples goes from ~ 7.500 € / hab to ~ 16.500 € / hab. That's your first "expensive or cheap" filter. And an obligation contrast: when what's transformed is the property and a hotel (with a number of jobs), the average price per room in Spain 204.000 €, second consecutive year above 200.000 (Christie & co, via BrainsRE, 2025). The difference between 16.500 € and 204.000 € per room is exactly the difference between buying the trading fund and buying the brick. Don't ever confuse them.

3. The cascade of euro pre-sign: from the announcement price to the actual NOI

A salesman teaches you a gross billing and an "X% profitability." The serious investor's missing.

ConceptAmount (year)% on gross
Gross income by accommodation270.000 €100%
− Comisión de canales (OTAs, ~15%)−40.500 €15%
− Cleaning and laundry−32.400 €12%
− Personnel / reception−43.200 €16%
− Supply, maintenance, OTA tech−27.000 €10%
− Rental of place (if applicable, do not buy)−36.000 €13%
− IBI, fees, insurance−8.100 €3%
− Professional management−21.600 €8%
− CAPEX / replacement / vacuum mattress−13.500 €5%
= NOI (net operating gain)≈ 47.700 €~18%

illustrative structure. Cost percentages: sector estimate. Operating reference mark of managed accommodation ~ 30% gross before rental; rental of place is the most eroded line of NOI in a transfer.

That NOI is the figure about which your actual return and above all, The multiple you can afford.

Here's the wedge: two of the nine lines of that cascade - the production and management - are exactly where a professional manager moves the needle. A direct channel of its own that bills less commission and a dynamic prizing that increases the occupation do not change the raw of the announcement, change NOI. And NOI's what you buy.

4. Business vs. Building: The dual valuation decided by the deal

The most expensive mistake in buying a hostel is to value it as one thing. That's two: Business (trade fund, license, reserve portfolio, reputation) and Building (brick). Each has its own price logic.

  • If you buy only the business (handover): Multiples of EBITDA and still pay rent. Your return depends on the operating margin and term of rental. Risk: The landlord will get his rent up or his rent doesn't get renewed.
  • If you buy the property as well: add a second source of value (brick revaluation), access to mortgage financing and total asset control, but the outlays are fired onto those ~ 204.000 € / reference room (Christie & co, 2025).

Buying bad at either foot destroys the jield. The complete method - when the business weighs more, when the brick, what multiple apply - is at how to value a hostel: business vs. propertyand share logic with valuation of a hotel by multiple EBITDA.

5. Due diligence: what to order before signing the handover

A guest transfer drags up liabilities that aren't seen in photos. That's a short list of what you have to demand and verify:

Auditable accounts. Three latest models 200 / 130, TPG and OTAS extracts and actual operating account. Without this, there's no deal: The Promised Revpar's worth zero.
Transmissible license. It confirms that the activity and accommodation license is transferable and up to date. The license's what makes the asset exploitable.
Loan contract. The remaining term, income, update and assignment clauses. A transfer with 2 years of contract and up rent is a clock bomb.
Labour liabilities. Old age of the staff, potential subrogations and latent compensation. They get inherited.
Regulatory compliance. Following the annulment of the state NRUA by the STS 620 / 2026) and at YES. Hostiages, required since December of 2024 (RD 933 / 2021).
Reputation and latent CAPEX. Review, actual status and outstanding reform. A sunk reputation or a large deferred CAPEX are discounts about price, not later surprises.

The full checklist of statutory, fiscal, operational and CAPEX audit is at Due diligence pre- signature of a tourist asset.

6. Professionalizing management: where the hostel goes from mediocre to profitable

The big lever at the hostel isn't buying it cheap, it's conduct good operations.

Here the own data from Bliss work as proof: the portfolio operates with a mean occupation of 87% and income above market average (datos internos Bliss), apoyada en pricing dinámico (PriceLabs), PMS (Lodgify) y un canal directo propio, Tudesvío, con un 10% de comisión frente al 15-18% de las OTAs. That difference of commission, applied to the first line of the cascade, is pure NOI that remains with the owner.

7. Bliss vs. alternatives: where's the real difference

The market for hotel investors has a common hole: price opacity and performance figures without source. Thus we compare the approach:

Criterion Bliss (ground and distribution) Fixed canon (type operator) Round promise (announcement "+ X%")
Euro cascade with sourcesYes, figure by figureHe doesn't teach her.No
Captures an asset's upsideYes (NOI share)No (ceiling at the canon)Non-measurable
Soil / guaranteed incomeYes (R2R model)YesNo
Direct channel with minor commissionTudesvío 10%OTAs 15-18%Undeclared
Reactual portfolio auditory data87% ocup., upgradeUnpublishedNo source
Coverage of small-medium and rural sectionsYesJust big blocksVariable

The key line's the second. A fixed fee He's guaranteed an income but keeps his rise as his asset gets better: He puts a roof on you. The model of guaranteed ground plus distribution It guarantees a minimum and allows you to capture the NOI's improvement as jobs and jobs rise. At a hostel with low starting jobs - where there's a lot of improvement - that difference's huge.

8. Is this a good time? What the market says

The context goes with nuances. The hotel investment in Spain reached 4.275 M € at 2025, his second best historic record, with the national investor focusing on 63% del volumen (Colliers, 2025). Las pernoctaciones extrahoteleras marcaron récord en 146,3 M (+ 3,0%) with non-residents of 75,2% (INE EOAT, 2025). Solid demand, yes - but also competition for good product and tensioned prices.

For the small-medium investor, that translates into a rule: The moment's good only if the deal's good. Enter a reasonable multiple, separate property business, complete due diligence and professionally manage. If you want to see the performance numbers of the format with the complete cascade, it's Retirement of a hostel in Spain: real number 2025and if your plan are more extensive, at the tourism investment and boutique hotels you have the rest of the ride.

FAQ

How much does it cost to buy a hostel in Spain?

How do we know if a hostel's handover's expensive?

What includes transferring a hostel?

The transfer transfers the trade fund: the rental right of the place, an activity and accommodation license (if transferable), furniture, a reserve portfolio and an online reputation. It usually does NOT include the property, which remains the owner's and rental remains paid. He verifies that the leave is transferable and that the lease contract has a reasonable term and income and that you have no liability for employment and no liability with suppliers.

What's a hostel for legal purposes?

Do I have to be a hostel to buy a hostel?

No. Many investors buy the asset and delegate the operation to a professional manager or an operator, separating ownership from the operation. The key is that the structure of the management contract doesn't put a roof at your upside: a fixed fee guarantees an income but keeps up with the rise as the asset improves. A guaranteed ground model with more distribution, as applied by Bliss, ensures a minimum and allows you to capture NOI improvement as management and dynamic priming come up with employment.

Is this a good time to buy a hostel at 2025-2026?

How long does it take to get back a hostel's investment?

What's the difference between buying the business and buying the hostel building?

Buying the business (transfer) gives you the operation and the commercial fund but you continue to pay rental to the property owner and your return depends on the operating margin. Also buying the property converts the operation into an equity investment with two sources of value (the business and the revaluation of the brick) and access to mortgage financing but requires a far greater payout. The dual valuation (multiple EBITDA of the most value of the place) is the central exercise and bad purchase at either one destroys the jield.
