Yes, personal stays and holiday letting can fit together, provided the arrangement you agree allows them and your dates are managed properly. The practical question is how to reserve your own time before guests book, account for cleaning and keep your income expectations realistic. Having a management company should make those decisions clearer.
Start with the weeks you want for yourself. A plan built around your actual use is more useful than a revenue forecast that assumes every night will be available to guests.
Agree what personal use means in your arrangement
Before appointing a manager, describe how you use the property: a few planned holidays, school breaks, occasional weekends or visits decided at short notice. Include family and friends. A stay you consider personal use may still require preparation, linen, cleaning and local assistance.
Ask the company to explain the agreed process in writing:
- How do you request dates, and when are they confirmed?
- Can other authorised family members request a stay?
- What happens if your preferred dates already have a confirmed booking?
- Which preparation and cleaning costs apply?
- Are there any restrictions associated with the management model you are considering?
Do not assume commission-based management, a fixed-rent arrangement and other commercial models give you identical access. Read the proposal for your property. Our guide to holiday rental management in Spain is a starting point for discussing the service; the written agreement should settle the details.
Build one calendar that everyone can trust
A message saying “we might visit in August” is not the same as confirmed dates blocked across the booking channels. Record exact arrival and departure dates, whether the request is provisional, and who is responsible for updating availability.
Airbnb lets hosts mark nights as available or blocked. Its calendar guidance also explains that some blocked dates arise from reservations, linked calendars or other restrictions. In a managed property, identify where availability is controlled and ask the manager to verify the result on every active channel. A change in one screen should not be treated as proof that every connected calendar is correct.
Keep the distinctions visible:
| Calendar entry | What it should mean for your planning |
|---|---|
| Confirmed guest stay | A booking exists; discuss your options before arranging travel |
| Confirmed owner stay | Dates have been accepted and blocked through the agreed process |
| Provisional owner request | A request awaiting a decision, with a clear expiry or confirmation step |
| Maintenance closure | Time reserved for work, inspections or repairs |
| Preparation time | Any agreed gap needed to ready the home between uses |
The aim is to prevent ambiguity. Neither the owner nor the manager should have to reconstruct a decision from several messages.
Make room for the changeover, not just your holiday
Your flight dates are only part of the operational plan. A guest may leave shortly before you arrive. Your departure may require cleaning, laundry, replenishment or a repair before the next guest can enter.
Tell the manager whether you want the property prepared as for a guest, will bring your own linen or plan to leave belongings behind. Agree where personal items can be stored and what must remain available to guests. If friends use the home, make sure they receive the relevant access and departure instructions rather than relying on your previous visit.
If you are considering full-service management, ask how these owner-stay tasks fit into the proposal. If you retain your own local cleaner, decide who books the visit, checks completion and handles a last-minute problem. A gap in responsibility is more disruptive than the name given to the management package.

Understand the income trade-off without treating a holiday as a loss
Owner use reduces the nights offered for paying stays. Its financial effect depends on which dates you reserve and whether those dates would actually have sold. A blocked week does not equal a guaranteed week of lost income.
Illustrative planning example, not a forecast: you want seven nights for yourself. For a hypothetical guest booking at €140 per night, accommodation revenue would be €980 before relevant charges and costs. But the week may not have booked, the eventual rate may differ, and a paid stay would have generated costs. The €980 is therefore a scenario to discuss, not the cost of your holiday or a prediction of earnings.
Ask for two versions of the assessment: one with your preferred owner dates removed and one showing alternative dates you would also enjoy. Keep the property, period and other assumptions consistent. That helps you choose knowingly rather than chase a headline annual figure that does not match your plans.
Use this owner-stay checklist before booking travel
- Send exact dates and the names of anyone authorised to use the home.
- Receive confirmation that the stay is accepted under your arrangement.
- Ask for confirmation of the availability blocks across active channels.
- Agree cleaning, linen, access and any preparation charges.
- Check the next guest arrival and the work needed before it.
- Confirm who receives notice if your dates change.
If a visit becomes an urgent property inspection rather than a holiday, explain the issue. The manager may need to coordinate access around an existing stay or arrange a professional visit instead. Avoid assuming that an emergency in your diary automatically cancels a guest booking.
Questions owners often ask
Can I decide at the last minute?
You can ask, but the answer depends on availability and your agreement. A last-minute personal stay should follow the same confirmation process as a planned visit. Check before buying flights.
Can my family stay without paying?
Agree how family stays are classified and which service costs remain payable. Free accommodation does not mean no cleaning, laundry or preparation is required.
Should I leave all dates open until I know my plans?
That can increase flexibility for bookings while reducing your own certainty. If particular weeks matter to you, discuss them early and decide which dates you are prepared to release.
What if I want to use the home more often next year?
Update the operating plan and income assessment before the new booking period. A change in availability may change which management arrangement suits you.
Tell Bliss how you want to use your home, where it is and what help you need between visits. Ask for an assessment in English built around that information, so the proposed management fits the property and your life.
