The guest house is the cheapest entrance door to the guest's business. A lower place than a hostel, with no star classification in most of the autonomous communities and a starting box that fits into an investor's pocket that doesn't even dare with a building. On paper, it's the perfect format for a first operation. In practice, that's where more people get wrong, because they confuse the gross to be announced with net chargedand because she ignores that the economic range comes from factory with low jobs.

The classic error is to budget the purchase of the property and to assume that's it. A guest house's capex has three layers to add before signing:

On a total capex of ~ 86.000 € (matching + circulating), that NOI involves a net ield close to the 19% and a payback of the order of 5 years, with no revaluation or leverage.

Occupation is the deal: why the economic range yields little
The whole previous cascade holds onto a single line: occupation. And the economic range has a structural problem there. A star's hostels have historically operated around 35,88% per place (Statista / INE, 2022). How does an employment of a guest house improve?
La gama económica arrastra ocupaciones bajas: los hostales de una estrella han operado históricamente en torno al 35,88% por plazas (Statista / INE, 2022). Subir de ahí requiere pricing dinámico que ajuste tarifa cada día por demanda, distribución multicanal y, sobre todo, un canal directo que no se coma el 15-18% de comisión de las OTAs. A guest house needs star rating?
No en la mayoría de los casos. La casa de huéspedes es un establecimiento de hospedaje sin categoría por estrellas en varias comunidades autónomas; en Madrid se define así cuando una pensión no alcanza categoría (Decreto 19/2023). Hay que verificar siempre el decreto autonómico, porque la clasificación no es estatal. Esto reduce requisitos técnicos frente al hostal y abarata la entrada.
