LEADER grants: up to 50% but with small letter

The LEADER assistance, co-financed by the European Union through the EAFRD, is one of the main means of financing rural housing projects and can cover up to the eligible investment 50% (Source: LEADER / FEADER programme - the percentage and topes are set by each Local Action Group at its autonomous call and check bases). They cover a rural house from scratch, expand and, what's important here, rehabilitate a building to turn it into tourist accommodation.

Three nuances that the professional investor cannot ignore, because they change the financial model:

To request before start of play. The expenditure incurred prior to the concession is usually NOT eligible. The LEADER request goes on schedule before first payment to the builder.
Retirement fee, no advance. The aid is charged after applying and justifying the expenditure. We have to fund the 100% of the CAPEX and treat the subsidy as a reduction of after-service costs, and not as an treasury of the project.

Regulation risk: NRUA no longer applies

The Unique Retirement Record (NRUA, RD 1312 / 2024) was Cancelled by STS 620 / 2026 in May of 2026.
