La tesis no es comprar pisos sueltos: es convertir un edificio histórico en hotel boutique.

There are two ways to look at Seville as a tourist investor. The first is that of the owner who wants to rent a flat for nights and discover that at Old Town they can no longer register the house. The second is that of capital that understands that that same veto, that frustrates the little one, is exactly what protects the regulated hotel product. That article goes from the second glance: buy a historic building - pallet, pallet, block - and turn it into a boutique or aparthotel hotel, into a market where the informal offer is high and demand keeps growing.

The argument isn't a prospectus. It's regulatory and that's why it's hard to copy. We will clear up figure by figure with the usual rule: every market data takes source and year and where there's no hard source we say so.

Why Seville and why now

Seville is an urban heritage destination with structural demand and less dependence of summer than the coast. Culture, congresses, events and an upward international flow make up a more flat employment curve throughout the year, that's just what a hotel asset needs to uphold NOI in the valley months.

2025 closure numbers confirm endurance without falling into the euphoria. The Revpar hotel of Seville ended the year at 103,4 €, an more 2,6% That the previous financial year with ADR and occupation also up (Exeltur, 2025 Performance Barometer). It's under the national mean - Spanish Revpar was found 125,4 € with an ADR from 166 € (StR / Cushman & Wakefield Barometer, 2025) - but that divide is precisely an opportunity for a well-placed boutique: there's an ADR path.

At demand level, Spanish urban destinations have grown their income close to + 6% at 2024 (Exceltur, Barómetro de Rentabilidad) y las pernoctaciones de viajeros extranjeros en Sevilla aumentaron en torno al 5% en 2025 (Exceltur, 2025). El riesgo, por tanto, no está en la demanda. Está en pagar de más por el activo y en confundir el bruto del anuncio con el yield neto real.

The data that barely anyone puts before them: the 10% top

The October 17 of 2024, the Seville City Hall's Plenum definitively approved a limitation that changes the board for the investor: 10% top of total family housing by neighborhood as a maximum housing threshold for tourism, applicable to 108 neighborhoods of the town (effective from 29 October 2024, BOP nº 210). Eleven districts of Old and Triana Casco districts they have been far beyond that limit so that new VUT (Seville Urbanism Management, 2024).

What for an individual owner is a closed door, for capital is a Input barrier. The offer of informal accommodation in the most demand areas remains frozen and demand that does not suit VUT is channelled to the scheduled product: hotel, parthotel and licensed hostel. The person who already operates - or who buys a building and reconverts it with a hotel license - puts itself in a competitive position that cannot be replicated by buying loose flats, because these flats can no longer be discharged.

A regulatory nuance that many articles continue to count bad here. The Unique Retirement Record (NRUA, RD 1312 / 2024) was cancelled by STS 620 / 2026 en mayo de 2026; sigue vigente el código autonómico (en Andalucía, VFT/VUT) más la normativa urbanística municipal que acabamos de describir. Whole building: the advantage that goes beyond price per m ²

Buying the whole building isn't just a matter of scale. That's another kind of asset. To be a single owner, dodge the veto of the neighbor community: 2025's April Horizontal Property Act allows the community to block new VT with a majority of 3 / 5, and a single-owned building simply doesn't have a voting community. That risk goes away from your underwriting.

To this have been added three more levers: complete monitoring of the replacement and the product, access to institutional financing that a loose floor does not reach, and an exit (exit) to a professional buyer - SOCIMI, background, hotel operator - that pays for stable asset and not for square meter. The conversion of assets (properties for conversion) was currently among the key transaction typologies of the Spanish hotel market at 2025 (Colliers, 2025).

On that stabilized NOI, the net yield proceeds from dividing it between the total investment (purchase + CIPEX conversion + transaction costs). That's why the figure that matters isn't raw but the denominator: how much you pay. Buy the hotel or building to convert

No single response and risk profiles. The currently operational hotel offers clear and historic NOI but is paid to multiple EBITDA and leave little room for improvement. The conversion building gets cheaper by m ², captures the upside of rehabilitation but takes up the risk of work, leave and time. The table summarizes the criterion:

How a pallet becomes a boutique hotel

1. Urban and heritage viability

To check compatibility with maintenance and the level of protection of the property. At Old Town many buildings have cataloguing that conditions the work. That's been checked. before from the offer, not after.

2. Technical project and CAPEX per room

Accessibility, fire protection, installations. Quantifying the cost of rehabilitation per room is what decides if the fence has a margin or destroys them.

3. Classification and leave

Category of establishment under Andalusian regulations, activity license and high at ES. Hostigages (RD 933 / 2021), required for all accommodation.

4. Product, production and marketing

ADR positioning, free-weight channel mix (Tudesvío, 10% versus 15-18%), dynamic training and monthly reporting. That's where management makes the asset profitable.

Where Seville is on the Investment Map

The appetite for Seville is real and verifiable. The province attracted 164 M € de inversión hotelera en 2025, su segundo mejor dato histórico (solo por detrás del récord de 2018) y un volumen que multiplied by about five los 35 M € de 2024.
