The coastal urban Galicia is one of the few Spanish markets where the investor still finds a favorable divide between what they pay for the asset and what the asset bills. The residential rental in Vigo and A Coruña 11 € / m ² (Idealist, 2025), clear under Madrid or Barcelona, while urban tourist demand remains out of the beach months: town tourism, gastronomy, the Santiago Way and an increasing weight of non-resident Traveller. That combination - a cost base contained on comparable revenues - is what triggers gross jield. The problem of raw: nobody charges the incumbent

The gross is marketing and the net is capital decision. The reading is clear: from the gross 17% leading the optimistic stage, the investor remains with a net that, about a realistic purchase value, most likely puts itself at range 4-7% net (sector estimate). It remains a good asset - better than the traditional Galician residential in many cases - but the decision is made about this figure, but not about the incumbent.

And here's the most understated lever of the whole cascade: Channel Commission. Cada punto que mueves de las OTAs (15-18%) al canal directo importa. El canal propio de Bliss, Tudesvío, charges a 10% 15-18% from Airbnb, Booking or VRBO, but those 5-8 points on the rough go directly to NOI. Where to buy in Vigo: Bouzas, as Travesas, Plaza América and El Casco Vello

Not all Vigo equal rent. The areas that the sector indicates with best combination of demand and stable return are Bouzas, as Travesas and Plaza América (VENAVER, 2026): Consolidated demand, good connectivity and rotation product filled out high season. Bouzas also contributes to the attractiveness of the restored sea front.

The Hairy Vello It's the Value-add play: lower entry price for more CAPEX Rehab and serious license work. It's the processing area where the investor who can conduct reform captures the value up but also where urban risk requires fine due diligence before signing.

At A Coruña, the old town binomial / fish and the Orzan-Riazor axis concentrate urban demand at high prices. Regulatory risk: Galicia is moderate but Vigo moves

The autonomous framework Decreto 12/2017 of the Xunta: responsible statement, registration with the register of companies and tourist activities (REAT) and a A unique rate of 60,98 € high. That's a reasonably accessible starting point as compared with other communities.

The hot spot's municipal. Smart cover: mix VUT and season

With Vigo tightening up VUT, the strategy that protects capital in urban Galicia mixed portfolio: VUT where the license allows and surrender and season rental (art. 3 LAU) or mid- term as required by the regulatory risk or by the standstill. That flexibility reduces the dependence of a single figure and softens the winter valley without giving up the tourist peak.

That's not theory.
